How to find and use the auto listings email notifier on The Lake Tahoe Real Estate Blog

This video is about how to find and use the automatic listings notifier here on the Lake Tahoe Real Estate Blog.

As you may know, all home buyers have two great questions in the back of their minds that must be answered:

1. Am I paying too much? is one, and

2. Am I missing anything is the other.

Our auto listing notifier makes sure you never miss a thing.

So here we go, lets go to the navbar at the top of the page, and click on "New Listings by email."

Our new listings by email page pops up, scroll down, click on "create new user."

Here in the new user registration area, enter your email address, lets use one of mine for this example, then enter your private password, it must be 5 to 10 characters, enter it twice.

Under "Optional information", enter your first name, and then your last name, and give us a phone number.

We won't contact you unless you ask us to, either by ohone or email, but this contact information will help us best help you when and if you ever want to buy.

You may also click the box indicating you want to be contacted too.

Now click on "create new user"

This page is where you set up your own, custom home search, with the power of an automatic email listing notification tool: it is here that you make sure you never miss a thing!

Under the "Residential" tab, click on "create new." This is the actual search window where you define the home you are looking for, and never want to miss.

First lets name our search, it can be anything.

Find the "residential" tab, enter the title where it says "search name." For this example, lets call this search "Tahoe Keys House" (you may of course use any name you like.)

Now lets set the price range, and you want to make sure you set a wide enough range to capture all houses that might work for you.

Ror minimum, lets select $275,000, and for the maximum, $350,000. For number of bedrooms, lets select "3 or more." For bathrooms, 2 or more.

You don't have to indicate a square foot size unless you want to, or the year built, unless you specifically want a newer house, but in South Lake Tahoe, CA the "garage" selection can be important. Here, many homes in the market entry segment of our market, homes under $300,000 for example, do not have a garage. If a garage is not as important to you as price, we suggest leaving garage selection as it is.

Under year built, there are two check boxes, one for Short Sales, the other for bank ownned homes, these are REO's and foreclosures. If you want immediate email notifications on every new distressed listing in South Lake Tahoe only, check these two boxes. This is how you can make sure you see every foreclosure and short sale immediately.

If you want to see both distressed properties, and homes that are not short sales or foreclosures, do not check these two boxes.

For property type, select single family, or condo townhouse.

As it relates to area, or the South Lake Tahoe neighborhoods, you can choose all of them by clicking where it reads "check" here, and we suggest you do this in both places, for the City and the County. You can also uncheck them as well.

If you are interested in only one neighborhood, like the Tahoe Keys in this example, then check only the neighborhood, or neighborhoods you like. At this point you have completed your search criteria.

To get immediate email notifications of every new listing that hits the market, check the box here under email notifications,and then click on "save new criteria."

Thats it, and now you won't miss a thing.
