South Lake Tahoe neighborhood home values: Gardner Mountain, prices off 17.9% over last year, 51.8% off Gardner Mountain market high of 2005.
We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for the Gardner Mountain neighborhood since 2003.
Gardner Mountain Housing Values :
Home values this year to date are 17.9% lower ($49,125) than they were for all of 2010, and even better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Gardner Mountain home values are 51.8% lower ($209,625 off) than they were at the market high for Gardner Mountain in 2005.
Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Gardner Mountain median sold price is $52,125 lower, or 18.8% off the current 2011 median sold price of South Lake Tahoe neighborhoods combined ($277,500).

Gardner Mountain Housing Demand :
The chart above indicates housing demand, or the number of homes sold in Gardner Mountain by year since 2003. Note that 87.5% of the number of homes that sold in all of last year have been sold to date in Gardner Mountain this year. In other words, there is going to be an increase in Gardner Mountain housing demand in 2011.
What we also think is encouraging about overall South Lake Tahoe, CA 2010 demand is it was higher than any other year since the market high in 2005.

South Lake Tahoe neighborhood home values: Country Club Estates, prices up 13.3% over last year, 20.7% off Country Club Estates market high of 2005.
We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for the Country Club Estates neighborhood since 2005.
Country Club Estates Housing Values :
Home values this year to date are 13.3% higher ($57,000) than they were for all of 2010. This is based on only 7 homes sold. Better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Country Club Estates home values are 20.7% lower ($114,000 off) than they were at our market high for Country Club Estates in 2008.
Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Country Club Estates median sold price is $207,500 higher, or 74.8% more than the median sold price of South Lake Tahoe neighborhoods combined ($277,500).

We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for the Christmas Valley neighborhood since 2003.
Christmas Valley Housing Values :
Home values this year to date are 2.3% higher ($8,250) than they were for all of 2010, but even better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Christmas Valley home values are 42.3% lower ($192,250 off) than they were at our market high for Christmas Valley in 2005.
Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Christmas Valley median sold price is $85,250 higher, or 30.7% more than the median sold price of South Lake Tahoe neighborhoods combined ($277,500).

South Lake Tahoe neighborhood home values: Black Bart, higher this year than last, 14.7% off Black Bart market high.
We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time. As the chart above indicates, here are the median sold prices from today to 2003 for Black Bart, a smaller neighborhood with characteristically few home sales.
Black Bart Housing Values :
Home values this year to date are $191,500, or 84.2%% higher than they were for all of 2010, but this is based on only 3 homes sold. Better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Black Bart home values are 14.7%% lower than they were at the Black Bart market high in 2009.
Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Black Bart median sold price is $141,000 higher, or 51% more than the median sold price ($277,500) of all South Lake Tahoe, CA neighborhoods combined.
We think it important to note that with such few sales, averages and median sold prices are heavily skewed by higher, or lower sales. In the case of Black Bart this year, that number is abnormally higher (see all Black Bart sales here to see what we mean).

Bijou Housing Values :
Home values this year to date are 14.8% lower (better deal for home buyers) than they were for all of 2010, but even better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Bijou home values are 50.8%% lower than they were at our market high in 2006.
Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Bijou median sold price is $56,000 lower, or 20.2% off all South Lake Tahoe neighborhoods combined..

Al Tahoe Housing Values :
Home values this year to date are 2.1% higher than they were for all of 2010, but here's the terrific news for home buyers who may be interested in taking advantage of better prices, and historic low interest rates: Al Tahoe home values are 44.5% lower than they were at our market high in 2006.
Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Al Tahoe median sold price is $8,500, or 3.1% higher.

Current Lakefront Properties and Luxury Homes real estate activity in the Stateline, NV area of South Lake Tahoe.
We’ve just updated all Lakefront Properties (NV) real estate homes for sale activity in the Stateline, NV area of South Lake Tahoe, including all 2011 sales to date, current escrow and all active listings. Please note “Lakefront Properties (NV)” found in our left sidebar.
Lakefront Properties, well this isn't really a separate neighborhood per se; it's a category created by our multiple listing service to designate lake front estates on the Nevada side of South Lake Tahoe.
These are our highest end luxury homes and estates, and there are some 200 lake front homes spread across nine different lake side Nevada neighborhoods. They are Glenbrook, Uppaway, Cedarbrook, Pittman Terrace, Lincoln Park, Skyland, Zephyr cove, Marla Bay and Elk Point. Some two-dozen or so townhomes are on the lake front in Pinewild as well.
Words rather pale when trying to describe the scenic beauty of some of our lake front homes: Lake Tahoe is, after all, their backyard.
Characteristics of where the lake meets an estate ranges from craggy rock outcroppings to level sandy beaches; some of our lakefronts have a private pier and a few have natural rock breakwaters that form private, enclosed shallow water swimming, boat docking and water sports treasures.

The Tahoe Keys is one of Lake Tahoe's most desired and coveted neighborhoods. Singularly unique from all other Lake Tahoe areas,the Tahoe Keys is the only South Lake Tahoe neighborhood with direct access to the lake by boat.
With a little less than 1,000 homes, The Tahoe Keys is located in a 740-acre private marina community interwoven with 11 miles of inland waterways. Featuring lake front homes, resplendent canals, back-yard docks, a tranquil lagoon, and easy boat access to the Lake, the Tahoe Keys is an ideal neighborhood to enjoy the wonder that is the Lake Tahoe lifestyle.
The Keys is situated amid breathtaking views of the lake and the surrounding mountains of the Tahoe Basin. Snow capped mountain peaks, stunning sunsets, this is a setting for all Lake Tahoe seasons.
Home Value ranges from those without boat docks in the high $400K’s, and there aren't many of these, to high-end lake front estates in the multiple millions. The Tahoe Keys is minutes away from easy vacation shopping, South Lake Tahoe dining, and with it's in-town location, the Keys is also minutes from Lake Tahoe's famed year around entertainment and nightlife attractions.
Located within the Keys, and central to it, is the Tahoe Keys Marina. It is open year-round, and offers full boat services, charter and fishing tours, a top-notch, fun, gourmet restaurant and a full program of training and instruction for most all Lake Tahoe water sports and recreation activities.
Jet skis, power boats, pontoon boats, sail boats, competition wake board, wave runners, paddle boards and kayaks can be rented here. Boat slips are available for in the Marina for public rental, or for homes that do not have a dedicated dock, of which there are far fewer that those that do.

Tahoe Keys Home Sales Recap :
- There are 17 Tahoe Keys single family home sales this year. Five of these were distressed properties, either a bank owned or short sale (29.4%).
- There are 36 Tahoe Keys single family homes listed and available for sale that are not in escrow right now. At least two of these are distressed properties (.05%).

The top five neighborhoods with the highest median sold price so far this year are: The Tahoe Keys, North Upper Truckee, Country Club Estates, Black Bart, a surprise, but this is based on only a few sales, and then Montgomery Estates.

The top five neighborhoods with the most affordable median sold price to attract home buyers this year are: the Stateline Area, Sierra Tract, the Y Area, Bijou and Gardner Mountain.
The top five neighborhoods with the greatest median sold decline this year from 2010 are: Montgomery Estates, The Tahoe Keys, Tahoe Paradise, Heavenly Valley and The Y Area.
The top five neighborhoods with the greatest median price increase this year over 2010 are: Black Bart, again only 3 sales, North Upper Truckee, Country Club Estates, Meyers and Christmas Valley.
