Tracking Skyland home values in South Lake Tahoe, CA since 2003

South Lake Tahoe neighborhood home values: Skyland prices up 22% over last year, but down 27% off Skyland market high of 2006.

We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for the Skyland neighborhood since 2003.

 Skyland Housing Values :
Home values this year to date are 22.8% higher ($132,500) than they were for all of 2010 (based on the only two sales to date). Better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Skyland home values are $267,500 lower, or 27.3% off what they were at the market high for Skyland in 2006.

Compared to the median sold price of all South Lake Tahoe, NV (aka "Stateline, NV") home sales this year, the Skyland median sold price is $117,500 higher, or 19.7% over the current 2011 median sold price of Nevada neighborhoods combined ($595,000). This difference makes sense when comparing a neighborhood with many high-end luxury homes to the median sold price of all South Lake Tahoe, NV neighborhoods combined.

Also note that the chart above indicates no median sold price for 2008. This is due to no Skyland homes, other than lakefront properties, which is a separate category in our multiple listing service, were sold that year.

The chart above indicates housing demand, or the number of homes sold in Skyland by year since 2003. Note that as of today the number of Skyland homes sold this year is 25% of what Skyland demand was for all of last year. What this indicates is Skyland housing demand in 2011 may be less than what it was in 2010.

South Lake Tahoe home listings for sale update: Upper Kingsbury, NV

Tracking Upper Kingsbury home values in South Lake Tahoe, CA since 2003

South Lake Tahoe neighborhood home values: Upper Kingsbury prices up 25% over last year, but 18.6% off Upper Kingsbury market high of 2005.

We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for the Upper Kingsbury neighborhood since 2003.

 Upper Kingsbury Housing Values :
Home values this year to date are 25% higher ($105,000) than they were for all of 2010 (based on the only two sales to date). Better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Upper Kingsbury home values are $120,000 lower, or 18.5% off what they were at the market high for Upper Kingsbury in 2005.

Compared to the median sold price of all South Lake Tahoe, NV (aka "Stateline, NV") home sales this year, the Upper Kingsbury median sold price is $70,000 lower, or 11.8% below the current 2011 median sold price of Nevada neighborhoods combined ($595,000). This difference makes sense when comparing a neighborhood with many market entry homes to the median sold price of all South Lake Tahoe neighborhoods combined.

The chart above indicates housing demand, or the number of homes sold in Upper Kingsbury by year since 2003. Note that as of today the number of Upper Kingsbury homes sold this year is 15.4% of what Upper Kingsbury demand was for all of last year. What this indicates is Upper Kingsbury housing demand in 2011 may be less than what it was in 2010.

Tracking Zephyr Heights home values in South Lake Tahoe, CA since 2003

South Lake Tahoe, NV neighborhood home values: Zephyr Heights prices 14.9% higher this year than last year, and 14.4% off the Zephyr Heights market high of 2007.

We are tracking South Lake Tahoe, NV neighborhood home values over time. As the chart above indicates, here are the median sold prices for the Zephyr Heights neighborhood since 2003.

 Zephyr Heights Housing Values :
Home values this year to date are 14.9% higher ($102,500 more) than they were for all of 2010. Better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Zephyr Heights home values are $132,500, or 14.4% lower than they were at the market high for the Zephyr Heights neighborhood in 2006.

Compared to the median sold price of all South Lake Tahoe, NV home sales this year, the Zephyr Heights median sold price is $195,500 higher, or 32.8% more than the current 2011 median sold price of South Lake Tahoe, NV neighborhoods combined ($595,000). This difference makes sense when comparing a higher end neighborhood, one with many lake views, to the median sold price of all South Lake Tahoe, NV (also called Stateline, NV) neighborhoods combined.

Zephyr Heights housing demand in South Lake Tahoe, CA since 2003

 Zephyr Heights Housing Demand :

The chart above indicates housing demand, or the number of homes sold in Zephyr Heights by year since 2003. Note that as of today only two Zephyr Heights homes have sold this year compared to the ten homes sold last year. What this indicates is 2011 Zephyr Heights housing demand will likely likely be somewhat less than that of 2010.

South Lake Tahoe and another Case Schilller Diller, pt 2

The recent Case Schiller Home Index was actually good news for home buyers… and for South Lake Tahoe.

The video above is about the Case Schiller Home Price Index report that came out a few days ago; how the real estate media reported it, and the effect the report and the news media had on South Lake Tahoe, if any.

What follows is the actual shooting script to the video, which is a live television broadcast on Lake Tahoe Television (Cable Channel 12).

In part one, we showed that the Case Schiller report is covered nationwide in thousands of news articles, like a real estate landslide. Lets look at how a few well known media outlets reported the same news.

The Los Angeles Times reports “Home Prices hit new lows in March”. MSNBC reports “Home Prices drop into double-dip territory.” The Washington Post states “Home Prices hit double-dip.” The Associated Press claims “Cities that weathered housing bust now suffering.”  The BBC, in London, their take is “US House Prices below 2009 low” And CNN Money says “Home Prices: Double Dip Confirmed”

In summary, we have 6 headlines here, seemingly different news stories, though all are really the same story based on one Case Schiller report. But the public doesn’t know that.

What’s also most interesting is the media’s penchant to position a Case Schiller report containing housing decline as bad news. Bad news for who? That would be homeowners, but no where, not once does the media state that lower prices is good news for home buyers. Which of course it certainly is.

Lets look at Case Schiller's main points this time: US prices are down 5.1% from a year ago. The median sold price in South Lake Tahoe today is $285,000. A year ago it was $306,500, a decline in South Lake Tahoe of 6%, or about 1% more than that of the top US cities.

Home values are at 2002 levels nationally and they are about the same here too. Home prices in our top cities are down 32.7% from their peak five years ago, and here we’re down a little more, which is, hear me now, great news for home buyers. Prices here are 38% off our 2006 market high.

So here’s the deal with this Case Schiller report and South Lake Tahoe, it really isn’t news to us at all.

The effect media coverage like this do es have though, that constant trumpeting of bad news, when its actually good news for home buyers, is it’s misleading, and that effects public psyche and perception. A frightened, unsure potential home buyer who lacks confidence hurts us and our local economy all.

We simply don’t agree that the news media has to phrase real estate news negatively, or sensationally to sell advertising. Good news for home buyers is a sellable news story unto itself.

Oh, and as for the term “double-dip”, for there to be two dips, there has to be a point where prices appreciated, but that hasn’t happened here, or anywhere else of consequence since 2006. There has been a steady gradual price decline, and you know what that is… it’s great news for home buyers.

South Lake Tahoe and another Case Schiller Diller, Pt 1

Sensation sells headlines, but what does the Case Schiller Home Index have to do with South Lake Tahoe?

It's like a repetitive parrot… with tourettes syndrome,. the national news media is when they report about home value decline. The word's double-dip pour out unexpectedly… without thought. The media, it seems, just can't help it. (In part 2 of this Case Schiller series, we look at double dip seriously- there isn't one!)

The video above is about the Case Schiller Home Price Index report that came out a few days ago; how the real estate media reported it, and the effect the report and the news media had on South Lake Tahoe, if any.

And on top of that, the media characterizes a home value decline as bad news, when it is actually terrific news for home buyers. We explore that in some detail in the video above too, and even more so in the next one coming in part 2 of this series.

This is Real Estate Central from Lake Tahoe Television, Richard Bolen reporting. The case schiller index came out yesterday, and we though we’d use that as an example to discuss real estate reporting. We’ll do that in part one of this two part series, and in part two we will look at whether Case Schiller and the national news is consistent with South Lake Tahoe market reality, and if it has an effect on South Lake Tahoe or not.

The Case Schiller Index is reported monthly by Standard and Poor. Here’s the S & P webpage, and here’s the webpage for the Case Schiller index.

In general, Case Schiller Index tracks housing values in the top 20 United States Urban markets. Here are those cities, and note that South Lake Tahoe is not one of them.

The report in this example cites the following key points: US home prices are down 5.1% from a year ago. Values are at 2002 levels,and home prices are down 32.7% from their peak five years ago.

What’s interesting about a Case Schiller report, is it is trumpted throughout the national news media big time. So much so that it seems to be everywhere.

The google search results here show that the report yesterday generated 1,100 news articles across the country, and it was covered by every major television news network as well.

The news media operates on headlines, and the more sensational they are, they more people they gather, and the more that folks gather, the greater advertising dollars become. The news is a people driven advertising business model indeed.

We’ll explore this, and any effect case schille has on South Lake Tahoe in part 2.

Tracking Y Area home values in South Lake Tahoe, CA since 2003

South Lake Tahoe neighborhood home values: The Y Area prices 16.3% lower this year than last year, and 53.8% off The Y Area market high of 2007.

We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for The Y Area neighborhood since 2003.

 The Y Area Housing Values :
Home values this year to date are 16.3% lower ($35,000 off) than they were for all of 2010. Even better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: The Y Area home values are $200,000, or 53.8% lower than they were at the market high for the The Y Area neighborhood in 2007.

Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Y Area median sold price is $97,500 lower, or 35.1% under the current 2011 median sold price of South Lake Tahoe neighborhoods combined ($277,500). This difference makes sense when comparing a market entry neighborhood to the median sold price of all South Lake Tahoe neighborhoods combined.

 The Y Area Housing Demand :

The chart above indicates housing demand, or the number of homes sold in The Y Area by year since 2003. Note that as of today about half as many of  Y Area homes have sold this year as last year. What this indicates is 2011 Y Area housing demand will likely be likely more than that of 2010.

What we think is encouraging about overall South Lake Tahoe, CA 2010 demand is it was higher than any other year since the market high in 2005.

South Lake Tahoe neighborhood home values: Tahoe Paradise prices 19.2% lower this year than last year, and 43.5% off Tahoe Paradise market high of 2005.

We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for Tahoe Paradise neighborhood since 2003.

 Tahoe Paradise Housing Values :
Home values this year to date are 19.2% lower ($70,900 off) than they were for all of 2010. Even better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Tahoe Paradise home values are $208,000, or 43.5% lower than they were at the market high for the Tahoe Paradise neighborhood in 2005.

Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Tahoe Paradise median sold price is $21,500 higher, or 7.7% above the current 2011 median sold price of South Lake Tahoe neighborhoods combined ($277,500). This difference makes sense when comparing a mid-market neighborhood to the median sold price of all South Lake Tahoe neighborhoods combined.

What this indicates is 2011 Tahoe Paradise housing demand will likely be slightly less than that of 2010.

What we think is encouraging about overall South Lake Tahoe, CA 2010 demand is it was higher than any other year since the market high in 2005.

We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for The Tahoe Keys neighborhood since 2003.

Home values this year to date are 12.4% lower ($84,000 off) than they were for all of 2010. Even better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: The Tahoe Keys home values are $538,500, or 53.9% lower than they were at the market high for The Tahoe Keys neighborhood in 2005.

Compared to the median sold price of all South Lake Tahoe, CA home sales this year, The Tahoe Keys median sold price is $314,000 higher, or 113.2% above the current 2011 median sold price of South Lake Tahoe neighborhoods combined ($277,500). This difference makes sense when comparing a luxury home neighborhood to the median sold price of all South Lake Tahoe neighborhoods combined.

Note that as of today there are 31.5% of Tahoe Keys sold this year as there were for all of last year. What this indicates is 2011 Tahoe Keys housing demand will likely be similar, if  not slightly less than that of 2010.

What we think is encouraging about overall South Lake Tahoe, CA 2010 demand is it was higher than any other year since the market high in 2005.

South Lake Tahoe real estate homes for sale update: Tahoe Island Park, CA

Tracking Tahoe Island Park home values in South Lake Tahoe, CA since 2003

South Lake Tahoe neighborhood home values: Tahoe Island Park prices 6.4% higher this year than last year, but 52.8% off the Tahoe Island Park market high of 2005.

We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for the Tahoe Island Park neighborhood since 2003.

 Tahoe Island Park Housing Values :
Home values this year to date are 6.4% higher ($15,000) than they were for all of 2010. Better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Tahoe Island Park home values are $235,000, or 52.8% lower than they were at the market high for the Tahoe Island Park neighborhood in 2005.

Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Tahoe Island Park median sold price is $27,500 lower, or 9.9% below the current 2011 median sold price of South Lake Tahoe neighborhoods combined ($277,500). This difference makes sense when comparing a neighborhood with many market entry homes to the median sold price of all South Lake Tahoe neighborhoods combined.

The chart above indicates housing demand, or the number of homes sold in Tahoe Island Park by year since 2003. Note that as of today there are half as many Tahoe Island Drive homes sold this year as there were for all of last year. What this indicates is 2011 Tahoe Island Park housing demand will likely be similar to that of 2010.

Tracking Tahoe Island Drive home values in South Lake Tahoe, CA since 2003

South Lake Tahoe neighborhood home values: Tahoe Island Drive prices 1.3% off this year from last year, and 44.4% off the Tahoe Island Drive market high of 2007.

We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for the Tahoe Island Drive neighborhood since 2003.

 Tahoe Island Drive Housing Values :
Home values this year to date are 1.3% lower ($3,500) than they were for all of 2010. Better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Tahoe Island Drive home values are $180,000, or 44.4% lower than they were at the market high for the Tahoe Island Drive neighborhood in 2007.

Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Tahoe Island Drive median sold price is $20,000 lower, or 7.2% below the current 2011 median sold price of South Lake Tahoe neighborhoods combined ($277,500). This difference makes sense when comparing a neighborhood with many market entry homes to the median sold price of all South Lake Tahoe neighborhoods combined.
