Talk about South Lake Tahoe multi-tasking, well this is in that ballpark.
It's another beautiful day here in South Lake Tahoe, and we thought you might find today's business of the blog fun and interesting. Here's today's do list:
- Open escrow on a new listing.
- Get new escrow offer and list agreement to 3rd party short sale negotiator.
- Help client craft a hardship letter for her short sale.
- Work w programmer on new statistics modules for the blog (there are about 4-5 of these soon coming, and they will be something!).
- Prep financial analysis for SLT price range of $350 to $450K, in two different looks of $50,000 each to help a client make a short-sale decision.
- Prep complete Q2 SLT analysis of all real estate activity, and emerging trends, including comparison to Q1 this year and Q2 last year for local newspaper report.
- Write television news spots based on the Q2 analysis (likely to be a 2-3 part series of 2-minute segments to be produced over holiday).
- Meet w possible new client to discuss listing strategy for a NV house.
- Meet w tenant to shoot photography and complete mls listing form for a new CA listing we will put on the market tomorrow.
- Write at least one blog post– this is it, and now we are off and running.

Discover the Natural Beauty of South Lake Tahoe!

With the proliferation of the digital camera market, photography – and photographers – have blossomed around the world, with more and more people realizing that they, too, can take – if not award winning – still excellent photos, capturing for all time some of the breathtaking scenery our area affords.
Sometimes, though, we all need to be pointed in the right direction. Well, we're all in luck, locals and tourists alike, because Keith Price (he of HeliTahoe, a business we spotlighted in April) is offering guided photographic tours from the South Shore.
A Tahoe local for the past 30 years, Keith, an accomplished wildlife and nature photographer, knows all of the "hidden jewels" in our area, and can take you to them! He knows places of which even a lot of other longtime locals are unaware. Not only will he take you to them, but he'll pick you up in an SUV to get you there!
Of course, some places are not accessible by automobile – even an SUV – so he'll tailor your tour to your specifications (maybe you don't want to do any cliff-walking?). He'll take you on extreme trails……or not. It's all up to you!
You can take your own shots, or you can let Keith take them for you. Later on, he'll transfer all of the photos to a DVD.
The half-day photo tours run for 4 hours.

We are looking at the South Lake Tahoe house that sells between $200,000 and $249,000 dollars.
This is an important study to help a home buyer find and recognize the housing deal they are looking for…

In part one, we found the $200 to $250,000 South Lake Tahoe house of today is newer and bigger than same priced houses 4 to 5 years ago.
The charts in this study are all available on the Lake Tahoe real estate blog.
This chart indicates the price per sq ft of houses that sold between $200,000 and $250,000 since 2003. The house that sells in this price range today is $225 less per sq ft, or 56% more affordable than houses that sold in the same price range in 2005.
This chart indicates the number of houses that sold between $200,000 and $250,000 since 2003. Last year we saw more home sales in this price range than at any time in the last 7 years.
From 2005 to 2007, there were only 16 homes sold in this price range combined. This addresses the lack of listings in the $200,000 range, they were all in the $3’s, rather than anything else.
This year, 70% of home sales in this price range are distressed properties. For 2010 it was 59.5%, for 2009 53%.
In summary, remember housing decline is not necessarily found in the actual price… the $200 to $250,000 South Lake Tahoe house will still cost you $200 to $250,000 dollars… it’s just a lot more house!

Lets look at and study the South Lake Tahoe house that sells between $200 and $250,000 dollars.
What is important about this exercise is it reveals where a home buyer finds the price decline they are looking for: and it’s found in the house, not in the actual dollar number of the price.

What we mean by this is rather simple,a home buyer gets much more house for their money today than yesterday. A lot more! Understanding and accepting that is the hallmark of today’s successful home buyer.

The charts that follow indicate this, and they are all available for focused study on the lake tahoe real estate blog.
This first chart indicates the age of houses that sold between $200 and $250,000 since 2003. The house that sells in this price range today is 19 years newer, or 32% younger than houses that sold in the same price range in 2007.
This chart indicates the size of houses that sold between $200 and $250,000 since 2003. The house that sells in this price range today is on average, 725 sq ft larger, or 114% bigger than houses that sold at the same price in 2005.
There are more characteristics of houses that sell in this $200 to $250,000 price range coming, all of which will help a buyer better understand, and recognize the housing deal they are looking for.
Remember, housing decline is not necessarily found in the actual price… the $200 to $250,000 South Lake Tahoe house will still cost you $200,000 to $250,000 dollars… it’s just more house! Make that a lot more house!

Existing US home sales drop… but what about South Lake Tahoe?

Real Estate Conditions are always different in South Lake Tahoe than they are nationally.
The report today from the National Association of Realtors (NAR) via CNNMoney.com says that sales of existing US homes fell in May. Lets compare the four main point in the NAR report and compare them to current South Lake Tahoe, CA real estate market conditions.
1. The NAR says that the number of US home sales dropped 3.8% compared to a month ago.
Here in South Lake Tahoe, 38 homes sold in April and 35 homes sold in May. This is a difference of 3 home sales, or 8%, which is more than that cited in the NAR report nationally.
2. The NAR also says May US home sales were 15% off what they were last May.
Here in South Lake Tahoe, 42 homes sold in May of 2010. There were 35 South Lake Tahoe homes sold this May, or a decline of 7 sales, or 9.5% off last year's May sales volume. This is 5.5% better than the drop in national May sales this year compared to last year as cited in the NAR report.
3. The NAR also says that the US median sold price dropped 4.6% in May.
Here in South Lake Tahoe, the median sold price for April home sales here was $262,500 (not including Tahoe Keys). It was $255,000 in May, or a decline of $7,500. This is a 2.8% decline in the South Lake Tahoe median sold price, which is 1.8% better than the decline found in the NAR report.
4. The NAR report says that 31% of all May sales were distressed properties (either bank owned homes or short sales).
Here in South Lake Tahoe, 62.9% of all May home sales were distressed properties, or virtually twice the incidence of distressed sales as found in the NAR report.
The Bottom Line: What does it mean? ?
This NAR report once again proves that all real estate is local. Considering this national May home sales report, some local real estate market conditions are better, some not as good as the US housing industry at large. While there are more distressed sales here at present, we are not experiencing as much of a price decline as the rest of the country, nor are we seeing as much of a drop in sales volume over 2010.

South Lake Tahoe neighborhood luxury home values: Cave Rock prices up 5% over last year, but 144% off Cave Rock market high of 2008.
We though it would be interesting to track South Lake Tahoe, NV neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for the Cave Rock luxury home neighborhood since 2004.
Cave Rock Luxury Home Values :
Cave Rock luxury home values are 4.8% higher ($48,750) than they were for 2010. It should be noted that this data is based on only two home sales this year, and that Cave Rock is a luxury home neighborhood for the most part, but has an area with market entry homes (Lyons Avenue) that are included in the Cave Rock housing data.
Much better news for home buyers who might be thinking in taking advantage of better prices and historic low interest rates: Cave Rock home values are $1,689,750 lower, or 144.9% less than what they were at the market high in 2008.
Compared to the median sold price of all South Lake Tahoe, NV (aka "Stateline, NV") home sales this year, the Cave Rock median sold price this year is $485,250 higher, or 84.4% above the current 2011 median sold price of Nevada neighborhoods combined ($575,000). This difference makes sense when comparing a luxury home neighborhood to the median sold price of all South Lake Tahoe, NV neighborhoods combined.

The chart above indicates the number of luxury homes sold in Cave Rock by year since 2004. What this indicates is Cave Rock luxury home demand in 2011 will not likely exceed that of last year.

South Lake Tahoe neighborhood luxury home values: Glenbrook prices off 35% from last year, and down 135% off Glenbrook market high of 2007.
We though it would be interesting to track South Lake Tahoe, NV neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for the Glenbrook luxury home neighborhood since 2004.
Glenbrook Luxury Home Values :
Glenbrook home values are 35.7% lower ($910,360) than they were for 2010. It should be noted that this data is based on only five luxury home sales. This is even much better news for home buyers who might be thinking in taking advantage of better prices and historic low interest rates: Glenbrook home values are $3,460,500 lower, or 135.7% less than what they were at the market high in 2007.
Compared to the median sold price of all South Lake Tahoe, NV (aka "Stateline, NV") home sales this year, the Glenbrook median sold price this year is $1,064,000 higher, or 185.2% above the current 2011 median sold price of Nevada neighborhoods combined ($575,000). This difference makes sense when comparing a luxury home neighborhood to the median sold price of all South Lake Tahoe, NV neighborhoods combined.

Glenbrook Luxury Home Demand :
Glenbrook is a luxury home and estate neighborhood on the NV side of South Lake Tahoe. There are some 300 or so luxury homes here. The chart above indicates the number of homes sold in Glenbrook by year since 2004. Note that five luxury homes have sold to date this year, which already exceeds last year's demand. What this indicates is Glenbrook luxury home demand in 2011 will likely exceed that of all years since 2004, with the exception of the 13 luxury home sales recorded in 2005.

South Lake Tahoe neighborhood condominium and townhome values: Summit Tahoe Village prices down 10% from 2010, and 90% down from Summit Tahoe Village market high of 2006.
We though it would be interesting to track South Lake Tahoe, NV neighborhood condominium and townhome values over time with this visual. As the chart above indicates, here are the median sold prices for the Summit Tahoe Village neighborhood since 2004.
Summit Tahoe Village Condo & Townhome Values :
Summit Tahoe Village condominium and townhome values are 9.7% lower ($17,450) than they were last year. Even better news, and it's startling, for home buyers who might be thinking in taking advantage of better prices and historic low interest rates: Summit Tahoe Village townhome and condominium values are $278,450 lower, or 90.7% off what they were at the market high in 2006.
Compared to the median sold price of all South Lake Tahoe, NV (aka "Stateline, NV") home sales this year, the Summit Tahoe Village median sold price is $413,450 lower, or 71.9% below the current 2011 median sold price of Nevada neighborhoods combined ($575,000). This difference makes sense when comparing a townhome and condominium neighborhood to the median sold price of all South Lake Tahoe, NV neighborhoods combined.

South Lake Tahoe neighborhood condominium and townhome values: Lake Village prices up 16% over 2010, but down 73% off Lake Village market high of 2006.
We though it would be interesting to track South Lake Tahoe, NV neighborhood condominium and townhome values over time with this visual. As the chart above indicates, here are the median sold prices for the Lake Village neighborhood since 2004.
Lake Village Condo & Townhome Values :
Lake Village condominium and townhome values are 16.4% higher ($43,750) than they were last year. Better news for home buyers who might be thinking in taking advantage of better prices and historic low interest rates: Lake Village townhome and condominium values are $290,000 lower, or 73.2% off what they were at the market high in 2006.
Compared to the median sold price of all South Lake Tahoe, NV (aka "Stateline, NV") home sales this year, the Lake Village median sold price is $265,000 lower, or 46.1% below the current 2011 median sold price of Nevada neighborhoods combined ($575,000). This difference makes sense when comparing a townhome and condominium neighborhood to the median sold price of all South Lake Tahoe, NV neighborhoods combined.

South Lake Tahoe neighborhood luxury home values: Hidden Woods prices off 111% over 2009, and down 68% off Hidden Woods market high of 2004.
We though it would be interesting to track South Lake Tahoe, NV neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for the Hidden Woods neighborhood since 2004.
Hidden Woods Housing Values :
With no homes sold this year to date, Hidden Woods home values in 2010 were 111.7% lower ($927,500) than they were for all of 2009. It should be noted that this data is based on only a couple of home sales. Perhaps more telltale, and this is good news for home buyers who might be thinking in taking advantage of better prices and historic low interest rates: Hidden Woods home values are $1,832,500 lower, or 68.8% off what they were at the market high in 2004.
Compared to the median sold price of all South Lake Tahoe, NV (aka "Stateline, NV") home sales this year, the Hidden Woods median sold price of the most recent sale last year is $255,000 higher, or 44.3% above the current 2011 median sold price of Nevada neighborhoods combined ($575,000). This difference makes sense when comparing a luxury home neighborhood to the median sold price of all South Lake Tahoe, NV neighborhoods combined.

Hidden Woods Housing Demand :
Hidden Woods is a luxury home and estate neighborhood on the NV side of South Lake Tahoe. There are only some 30 or so luxury homes here. The chart above indicates housing demand, or the number of homes sold in Hidden Woods by year since 2004. Note that no homes have sold yet this year, and only one sold last year. What this indicates is Hidden Woods housing demand in 2011 will likely be similar to that of 2010.
