South Lake Tahoe neighborhood home values: The Y Area prices 16.3% lower this year than last year, and 53.8% off The Y Area market high of 2007.
We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for The Y Area neighborhood since 2003.
The Y Area Housing Values :
Home values this year to date are 16.3% lower ($35,000 off) than they were for all of 2010. Even better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: The Y Area home values are $200,000, or 53.8% lower than they were at the market high for the The Y Area neighborhood in 2007.
Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Y Area median sold price is $97,500 lower, or 35.1% under the current 2011 median sold price of South Lake Tahoe neighborhoods combined ($277,500). This difference makes sense when comparing a market entry neighborhood to the median sold price of all South Lake Tahoe neighborhoods combined.

The chart above indicates housing demand, or the number of homes sold in The Y Area by year since 2003. Note that as of today about half as many of Y Area homes have sold this year as last year. What this indicates is 2011 Y Area housing demand will likely be likely more than that of 2010.
What we think is encouraging about overall South Lake Tahoe, CA 2010 demand is it was higher than any other year since the market high in 2005.

South Lake Tahoe neighborhood home values: Tahoe Paradise prices 19.2% lower this year than last year, and 43.5% off Tahoe Paradise market high of 2005.
We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for Tahoe Paradise neighborhood since 2003.
Tahoe Paradise Housing Values :
Home values this year to date are 19.2% lower ($70,900 off) than they were for all of 2010. Even better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Tahoe Paradise home values are $208,000, or 43.5% lower than they were at the market high for the Tahoe Paradise neighborhood in 2005.
Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Tahoe Paradise median sold price is $21,500 higher, or 7.7% above the current 2011 median sold price of South Lake Tahoe neighborhoods combined ($277,500). This difference makes sense when comparing a mid-market neighborhood to the median sold price of all South Lake Tahoe neighborhoods combined.

The chart above indicates housing demand, or the number of homes sold in Tahoe Paradise by year since 2003. Note that as of today there is less than 20% of Tahoe Paradise sold this year as there were for all of last year. What this indicates is 2011 Tahoe Paradise housing demand will likely be slightly less than that of 2010.
What we think is encouraging about overall South Lake Tahoe, CA 2010 demand is it was higher than any other year since the market high in 2005.

Home values this year to date are 12.4% lower ($84,000 off) than they were for all of 2010. Even better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: The Tahoe Keys home values are $538,500, or 53.9% lower than they were at the market high for The Tahoe Keys neighborhood in 2005.
Compared to the median sold price of all South Lake Tahoe, CA home sales this year, The Tahoe Keys median sold price is $314,000 higher, or 113.2% above the current 2011 median sold price of South Lake Tahoe neighborhoods combined ($277,500). This difference makes sense when comparing a luxury home neighborhood to the median sold price of all South Lake Tahoe neighborhoods combined.

We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for the Tahoe Island Park neighborhood since 2003.
Tahoe Island Park Housing Values :
Home values this year to date are 6.4% higher ($15,000) than they were for all of 2010. Better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Tahoe Island Park home values are $235,000, or 52.8% lower than they were at the market high for the Tahoe Island Park neighborhood in 2005.
Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Tahoe Island Park median sold price is $27,500 lower, or 9.9% below the current 2011 median sold price of South Lake Tahoe neighborhoods combined ($277,500). This difference makes sense when comparing a neighborhood with many market entry homes to the median sold price of all South Lake Tahoe neighborhoods combined.

Better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Tahoe Island Drive home values are $180,000, or 44.4% lower than they were at the market high for the Tahoe Island Drive neighborhood in 2007.

South Lake Tahoe neighborhood home values: Stateline Area prices 15.5% off this year from last year, and 143.1% off the Stateline Area market high of 2007.
We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for the Stateline Area neighborhood since 2003. (Stateline Area is a CA neighborhood, and not the same as Stateline, NV, which is on the other side of the state line that runs through the greater South Lake Tahoe real estate market.)
Stateline Area Housing Values :
Home values this year to date are 15.5% lower ($26,250) than they were for all of 2010. This is based on the one only home sale in the Stateline Area so far this year. Better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Stateline home values are $395,000, or 143.1% lower than they were at the market high for the Stateline Area neighborhood in 2007.
Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Stateline median sold price is $134,500 lower, or 48.5% below the current 2011 median sold price of South Lake Tahoe neighborhoods combined ($277,500). This difference makes sense when comparing a neighborhood with many market entry homes to the median sold price of all South Lake Tahoe neighborhoods combined.

The chart above indicates housing demand, or the number of homes sold in the Stateline Area by year since 2003. Note that as of today there has been only one Stateline Area home sold this year. What this indicates is 2011 Stateline Area housing demand will likely be less than that of 2010.

Home values this year to date are 6.8% lower ($12,750) than they were for all of 2010. Better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Sierra Tract home values are $189,750, or 54.3% lower than they were at the market high for Sierra Tract in 2005.
Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Sierra Tract median sold price is $102,250 lower, or 36.8% below the current 2011 median sold price of South Lake Tahoe neighborhoods combined ($277,500). This difference makes sense when comparing a market entry neighborhood to the median sold price of all South Lake Tahoe neighborhoods combined.

Note that as of today the number of Sierra Tract homes sold this year are almost half of what Sierra Tract demand was for all of last year. What this indicates is a likely small increase in housing demand for Sierra Tract housing in 2011 compared to that of 2010.

Home values this year to date are 1.9% lower ($6,000) than they were for all of 2010. Better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Pioneer Trail home values are $182,000, or 38% lower than they were at the market high for Pioneer Trail in 2005.
Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Pioneer Trail median sold price is $32,500 higher, or 11.7% over the current 2011 median sold price of South Lake Tahoe neighborhoods combined ($277,500). This difference makes sense when comparing a mid-market neighborhood to the median sold price of all South Lake Tahoe neighborhoods combined.

Note that as of today the number of Pioneer Trail homes sold this year are 27.3% of what Pioneer Trail demand was for all of last year. South Lake Tahoe real estate home sales update: North Upper Truckee, CA

South Lake Tahoe neighborhood home values: North Upper Truckee prices up 43.3% over last year, and nearly the same as North Upper Truckee market high of 2005.
We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for the North Upper Truckee neighborhood since 2003.
North Upper Truckee Housing Values :
Home values this year to date are 43.3% higher ($164,500) than they were for all of 2010. Better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: North Upper Truckee home values are lower than they were at the market high for North Upper Truckee in 2005.
Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the North Upper Truckee median sold price is $267,000 higher, or 96.2% over the current 2011 median sold price of South Lake Tahoe neighborhoods combined ($277,500). This difference makes sense when comparing a high-end luxury home neighborhood to the median sold price of all South Lake Tahoe neighborhoods combined.

North Upper Truckee Housing Demand :
The chart above indicates housing demand, or the number of homes sold in North Upper Truckee by year since 2003. Note that as of today the number of North Upper Truckee homes sold this year is a wee more than 31% of what North Upper Truckee demand for all of last year. What this indicates is likely little change in North Upper Truckee housing demand in 2011 over 2010.
What we think is encouraging about overall South Lake Tahoe, CA 2010 demand is it was higher than any other year since the market high in 2005.

South Lake Tahoe neighborhood home values: Montgomery Estates prices off 20.9% over last year, and 39.6% off Montgomery Estates market high of 2006.
We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for the Montgomery Estates neighborhood since 2003.
Montgomery Estates Housing Values :
Home values this year to date are 20.9% lower ($104,000) than they were for all of 2010, and even better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Montgomery Estates home values are 39.6% lower ($257,500 off) than they were at the market high for Montgomery Estates in 2006.
Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Montgomery Estates median sold price is $115,000 higher, or 41.4% over the current 2011 median sold price of South Lake Tahoe neighborhoods combined ($277,500). This difference makes sense when comparing a high-end luxury home neighborhood to the median sold price of all South Lake Tahoe neighborhoods combined.
