The Good News is you can, but a South Lake Tahoe House must be priced right to sell.
yes, there are odds to consider when selling a South Lake Tahoe house. IWe're certainly not suggesting that selling a house is a game of chance, however, it is something over which every home seller does have complete control.
Every home seller faces a difficult decision, and we would too if we were selling our homes now; the key consideration is, of course, to get as much as possible. If we set the bar too high, or lets put it this way, the higher we set the bar the lower our odds are of a timely, successful sale.
We have discussed much that a home seller ultimately loses money every time they over price a house for sale. In a key sequence in our seminar, we show you in detail that overpricing in today's market has recently costs sellers as much as $50,000 on a $300,000 house.
So price is where a seller has control, and an unreasonable list price, in addition to many dollars, also costs much time. In the video segment here, we look at the odds of selling a South Lake Tahoe house within the context of time, and by understanding competition, demand and monthly absorption rates, a seller can make a decision where he does have control, can increase his odds, and find success.
The video sequence here is from our recent real estate seminar that was held at Lake Tahoe Community College.

South Lake Tahoe Real Estate Listings Update: Lake Village, NV

Current Real Estate Activity: Lake Village townhomes & condominiums, Stateline, NV area of South Lake Tahoe.
We’ve just updated all Lake Village (NV) townhomes and condominium real estate activity in the Stateline, NV area of South Lake Tahoe, including all 2010 sales, current escrow and all active listings. Please note “Lake Village (NV)” found in our left sidebar.
Set amid a gentle alpine hillside forest, Lake Village is a quiet, sedate, well-planned, highly desirable condominium / townhome community. Properties range from affordable townhouses to large, vaulted ceiling, lake-view sunset-in-your-face retreats. Many of the properties in Lake Village are used as vacation homes and some have offered significant vacation rental income over the years. There are a few less than 350 townhomes here.
There are numerous floor plans and configurations here, ranging from a bit less than 1,000 square feet to as much as 4,000 square feet on three floors. Most Lake Village townhomes do not have a garage, but those that do are highly sought and normally at the high end of the Lake Village price range.
One of the great features of this community is its central location to all things good about South Lake Tahoe, including of course our nightlife, entertainment and 4-season recreation attractions. Here, one is minutes from gaming, live performances and the ski slopes. Of these we have our favorites, but what about yours?
Townhome sales in the current market climate have leveled off from our highs in 2004 and 2005, Where there were as many as 30 sales a year. There's less activity now, but the first third of 2011 has already given us half of all sales last year, and last year there were more sales than the year before. So demand is inching up since our 2008 low.
In the last four years the least costly Lake Village townhome sold for $180,000, a bank owned distressed sale that sold in 2009. The highest sale was for $1M, an exquisite lake view townhome that sold in 2008. Since then the nearest a sale has come to that was $625,000 in 2009.
At present there is one Lake Village townhome listed under $300,000, and the median sold price has returned from the low of $266,250 last year to $310,000 so far this year, and counting

It might, but there's no evidence of a foreclosure deluge in South Lake Tahoe… yet!
well, it's the truth, we're not seeing evidence of a meaningful increase in the number of bank owned homes and short sales to hit the South Lake Tahoe real estate market. We're not saying it won't happen, of course, but we've all been hearing about a deluge of foreclosures to hit the market… well, since 2009.
We're certainly not being cavalier; nearly one of every two South Lake Tahoe home buyers is buying a distressed property these days, but we've been seeing that trend with little variation for almost two years now..

South Lake Tahoe Real Estate Listings Update: Round Hill, NV

We’ve just updated all Round Hill (NV) neighborhood real estate homes for sale activity in the Stateline, NV area of South Lake Tahoe, including all 2010 sales, current escrow and all active listings. Please note “Round Hill (NV)” found in our left sidebar.
Round Hill is another one of South Lake Tahoe's most charming neighborhoods, this one on the Nevada side of Lake Tahoe.
Here, we're close to shopping, all South Lake Tahoe nighlife, entertainment and recreation attractions, and Round Hill has it's own beach and open air cabana.
Homes here range from affordable to high end luxury estates. There's a lake view every now and then too, but mostly Round Hill is alpine sierra living at its best.
It's quiet, secluded and set amid tall trees, and there are many forest backed lots with stunning tranquility.
With some 200 and a few more Homes, Round Hill home prices range from low to mid-market values to upscale lake view properties. There are a few condominiums located in Roundhill as well.
In the last 4 years, the lowest Round Hill home sold was a bank-owned sale for $365,000. A very lucky, smart buyer found that. The highest Round Hill sale was $1,750,000, a lake view home sold in 2009.

Time for Some Spring Repairs at Lake Tahoe
It's that time again……….winter is beginning its long good-bye, and Lake Tahoe locals are looking at their houses………and saying hmmmmm……something needs to be done. We're here to tell you that Doc's Contractor + Handyman is on the job!
Maybe the house needs a new coat of paint on the exterior surfaces; maybe some concrete work needs repair; maybe the deck could use some refurbishing (staining or painting or some re-fitting); maybe the fence could use some help after being buried for so long. From the sky high into Skyland, you gotta love it. Here's one of our most desirable Nevada neighborhoods. Affordable homes to stately lake front estates, and it's all good. A private beach, hiking trails, and a lot of lake side living. No wonder, this Skyland wonder always continues to amaze.
Skyland spans an area between Highway 50 and the Lake. Amid towering pines, Skyland is a sedate, backyard and barbecue neighborhood known for large lots, lots of shade, and lake side living. And yes, there is a private beach for homeowners here.
Homes range from much more modest opportunities these days to top of the market lakefront properties and estates. Numerous celebrities, and the legendary Bill Harrah, yes he of Harrah's, have lived here.
There's about 300 homes in Skyland. Since 2007 there have been 29 Skyland sales there were not lake front properties. Only 4 of these was under $500,000. There are also only four of these that sold for $1 million or more.

We have just updated all Summit / Tahoe Village (NV) townhomes and condominium real estate activity in the Stateline, NV area of South Lake Tahoe, including all 2011 sales, current escrow and all active listings. Please note “Summit / Tahoe Village (NV)” found in our left sidebar.
Perched at the top of the Nevada side of Heavenly Mountain. Summit and Tahoe Village are our two most desirable townhome condominium ski- communities. Both Stagecoach and Boulder ski lifts are right in these neighborhoods, and no where is getting to the top of Heavenly to sky any faster.
From small duplexes to elevator buildings, condominiums here range from modest studios to large, multi-floor, panoramic lake view and Carson-valley view properties. Many are vacation homes that produce meaningful vacation rental income. Anybody ready for big time winter fun. It's all here in Summit Tahoe village.
There are a few less than 400 condominiums here. Median sold prices are down significantly from what they were 4 years ago, about 63%. The cause of this is a significantly greater percentage of distressed property sales than in any other South Lake Tahoe neighborhood.

The South Lake Tahoe Short Sale, much better than it use to be!
we use to not do short sales, but now we do. 'There are two key reasons why, the first being that some time around the turn of 2009 into 2010 banks finally became aware that they make more money selling short than they do foreclosing. Honestly, we don't know what took them so long, but this change in attitude caused the short-sale process to generally improve somewhat throughout all of 2010.
The other reason why we do short sales now, and we do them successfully, is we use a third-party short sale specialist for all of our California activity, one with which we have had 100% short sale success to date.

Throughout our seminar we frequently discuss what it takes to sell in today's market. Accurate pricing is the key to success, and we take great care in helping a seller get to that point. Sometimes it does take a while.
Throughout the seminar we also talk much to South Lake Tahoe home buyers. Precisely, we show how to take advantage of current market conditions, which are very much to a buyer's advantage, and we exactly demonstrate the fantastic savings that are inherent in today's historic low interest rates. (It really does mean buy now, or absolutely before interest rates climb, which they absolutely will.)
