The South Lake Tahoe Housing Deal… can you recognize it when you see it?

Sometimes it's difficult to recognize the housing deal one is looking for… when it is starting you right in the face. Don't worry, this happens to all of us in South Lake Tahoe from time to time.

Most folks think that a deal is a reduction off the list price, and you know, often that is absolutely true. Sometimes though, the deal is found in how much more house one gets for the money.

The video here helps one identity that deal, where you get so much more house for the money. This we think helps buyers better recognize the deal they are looking for. Real Estate is always reported from the top… what if baseball were reported like that?

It doesn't make sense, how real estate is reported. That goes for the nation and South Lake Tahoe too. But the truth is we're programmed for some reason to always consider a declining real estate market from the point of view of the highest it has ever been.

This is something to consider: the South Lake Tahoe median sold price is 7% lower than it was a year ago. How often have you heard, or seen it written, that this represents a 7% better deal for home buyers?

Lake Tahoe Real Estate Blog: Seminar Pt 1, Effects of Luxury Neighborhoods on South Lake Tahoe Home Values

South Lake Tahoe Home Values are higher when Tahoe Keys, Lakefront Properties and Glenbrook are included.

south Lake Tahoe, CA home prices are skewed higher by three different luxury home neighborhoods; the Tahoe Keys on the California side of our market, and Lake Front Properties and Glenbrook estates on the Nevada side of our market.

Each of these three neighborhoods skews the current median sold price higher, sometimes as much as 10% and more, and each of these areas is unique to all other South Lake Tahoe neighborhoods.

Because properties in these areas are so offsetting, both agents and appraisers only look at properties from these areas in their financial work-ups, home comparisons and certifiable appraisals.

Would you believe the avg. South Lake Tahoe, CA house in 1970 cost about $20,000?

south Lake Tahoe, CA home prices have climbed much since 1970. Some may think stratospheric. In the last 40 years, the average South Lake Tahoe house, 3-bd, 2 ba, 1,300 – 1,500 sq ft, has gone from about $20,000 to the $283,000 it is today.

The video here is in two parts, one from 1970 to the end of the '90's when our multiple listing service did not have ample digital records, thus the numbers are approximate, and from 2000 to today- where the data is exact.

Jobs Report continues in right direction for us all… and South Lake Tahoe too

Jobs is the key to South Lake Tahoe real estate price growth

The key to growth in South Lake Tahoe real estate prices is national employment.

Fewer people applied for unemployment benefits last week, adding to evidence that layoffs are slowing and employers may be stepping up hiring. As we have consistently reported for some time, we think employment health is the key to better housing industry health, both here in South Lake Tahoe and the nation as a whole.

Associated PressHere's some bullet points from today's Associated Press article:

  • This the fourth decline in five weeks lowered the four-week average.
  • This is the best monthly jobs average since July 2008.
  • The monthly average has fallen almost 11 percent in the past seven weeks.
  • Unemployment peaked during the recession at 651,000 weekly applications.
  • Applications this week were 382,000.

Some economists claim that weekly unemployment applications under 375,000 is a hiring threshold marking a return to more significant job growth.

As stated in our subhead, the key to South Lake Tahoe real estate price increases is a return to a much healthier national jobs market. Prior to that, while interest rates are at historic lows, a real advantage exists for all interested South Lake Tahoe home buyers.

Lake Tahoe Real Estate Blog: Seminar Pt 1, Two Forces in all Real Estate Markets

Supply and Demand rules all real estate markets, even South Lake Tahoe, and it always changes!

sometimes the term "absorption" is used in reference to market demand. One of the things we're known for here on this blog is we consistently provide the public with South Lake Tahoe absorption rates.

Normally referred to as the "monthly absorption rate", this is a guide for a seller to better understand how long it might take to sell a house, and what the competition is in its price range (here).

"Inventory" is another term we use to designate supply, and we also provide up-to-date South Lake Tahoe inventory by price range in our absorption rate charts. This is also a helpful indicator for home sellers to gauge how to best position their house against the market competition.

This segment from our recent seminar also addresses market change. Think up periods, which are at a seller's advantage; a market in price decline, which is at a  buyer's advantage, and a market that has "plateaued" or flat.

South Lake Tahoe has had a flat period of some years for each of the last four decades. In such a real estate market, there is no discernible advantage to either buyer or seller in a general sense.

Being the Professional South Lake Tahoe Home Seller… costs you money every time!

While distressed property sales can have a negative price effect on home values in a neighborhood, there is little of that here in South Lake Tahoe.  This is because our neighborhoods are non-conforming, which means houses throughout are not similar.

The economic principle of contribution, which is the effect of a sale on nearby properties, is ruled by the principle of conformity. Lake Tahoe Real Estate Blog: Seminar Pt 1, A South Lake Tahoe Market Reality

There are a few things one can count on about South Lake Tahoe's housing market .

Every South Lake Tahoe home seller faces a few certain market realities. In this segment of our real estate seminar, we refer to this as "truth", and we even use the Chinese symbol for truth to underscore these certain basic facts. We refer to these as "the facts, jack."

One of these basic realities is a responably priced home always sells in South Lake Tahoe. Here we also introduce into our seminar that gap that exists between home buyer and home seller expectations, and how that gap must be overcome to get to a successful transaction.

The transcendence of this gap is something that is often referred back to as our seminar moves forward.
