A Case of Pedestrian South Lake Tahoe Crud…

The plague came from school… or the Joy of Having a South Lake Tahoe Real Estate Partner

The good news is we got fresh snow in South Lake Tahoe last night. The bad news is I've been prone and dumb as a rock since last Thursday, which means I have not been able to go out and enjoy the new powder.

Better news though, is having a partner, my brother and our people person extraordinaire, means we're never down when one of us under the weather. So Gary has been showing some of our listings for the last three days… while I have been contemplating… well, fevered glop would be a start.

We're showing our listing at 1541 Tam O Shanter today, and truth be known I don't know why it isn't in escrow already. It's a great house at a great price (here).

the ful is never for the feint of heartWhile Gary is out showing, thoughts have wondered. Am thinking of our son at school, which is where this crud came from. Today, just right now, am pretty sure the bubonic plague got it's start at school. And this is not to complain, but only to observe.

What is a drag about this forced respite though, is I lost 3 days of work. We're ramping up to do one of our FREE real estate seminars again, on February 26th, and am plenty busy enough with all of the attendant things that entails.

Hopefully will be back at it full bore tomorrow. In the meantime, I'm still thinking about pedestrian surprises that come home from school.

South Lake Tahoe, CA 2010 homes for sale listings by month

No "Foreclosure Deluge" in South Lake Tahoe, CA… Yet!

Here's an update of all South Lake Tahoe, CA home listings by month since Jan 1, 2010. The purpose this study is to detect any increases in foreclosure listings, and to see if there have been any notable changes in traditional home listing patterns.

The subtext of this, of course, is to determine if the sky is falling, which is the basis of much reported assertions and predictions of a foreclosure deluge that is sure to come. We have been seeing these predictions since the beginning of 2009; they haven't come yet, which is not to say they never will.

There's a chart below, and in it are the total homes for sale listings by month for 2010. Also are looks at the number of bank owned (REO) and short sales listed per month, and the percentage of distressed properties listed per month compared to home listings that were not distressed.

What's interesting to us is there are still homes on the market that were listed in 2007 and 2008, and there are some 55 homes on the market for sale that were listed in 2008 and 2009.

 The Bottom Line :
A study of South Lake Tahoe, CA homes for sale listings in 2010 reveals:

  • There are no new distressed listings in 2011 as of today (Jan. 26, 2011).
  • Listing volume follows traditional annual patterns: more homes for sale in the middle of 2010 than at the beginning or end.
  • The incidence of bank owned and short sale listings has varied, rather than notably increased throughout 2010.
  • For the most part, the volume of distressed listings generally follows traditional listing patters, however, with more in the middle quarters of 2010 than at either end.
  • The greatest percentage of distressed listings was in the first three months of 2010 (Q1).
  • The least percentage of distressed listings was in the second quarter of 2010 (Q2).
  • The greatest number of distressed listings was in the third quarter of 2010 (Q3).
  • The least number of distressed listings was in the second quarter of 2010 (Q2).

Recent National Economic and Real Estate News and comments about South Lake Tahoe, CA

National real estate news and South Lake Tahoe, CAIncreasingly, the news is getting better, and that's good for South Lake Tahoe.

We though it would be helpful to list a few recent news items we've seen. We'll comment on each one briefly as it might relate to South Lake Tahoe.

Some of this news is better for the US economy, some not exactly, but the overall impression we are getting is the economy is improving slightly, and the jobs market, while better, is not improving enough yet to affect the current 9.4% employment rate.

"Consumer Confidence Hits 8-Month High" (Associated Press, here)
This report suggests that people are starting to feel better about the job market. While confidence is distant from what signals a healthy consumer mindset, the January report detailed in the AP article says that improvement was better than expected. Some economists said the big tax relief package Congress passed in late December may have helped.

What's good about this for South Lake Tahoe, CA is what we discuss much about below. Consumer perception may not be real, but it is reality. Remember, although buying a house is a very big ticket item, it is still based on an emotional decision. And our emotions are always better… when we are more confident and feel better.

"Home Prices Fall in Major US Cities" (Associated Press, here)
This comes via the monthly Case Schiller index. It's the last November report comparing home sales to last October. We covered that ground back then, and we are still seeing a slight median sold price decline in South Lake Tahoe.

Also as it relates to South Lake Tahoe, CA, what's good about this report also has to do with public perception, though this does take focus to see through the clutter. First home prices in the top US cities do not affect those of South Lake Tahoe.

Secondly, the South Lake Tahoe, CA median sold price for all of 2010 was $299,000 (not including Tahoe Keys). It is the same today, $285,000, as it was a week ago. On September 4th last year, it was $291,000. What this means is we are still seeing a slight decline of the South Lake Tahoe median sold price, though only 2% ($6,000) in the last 6 months. That $6,000 decline is coincidentally the same as the final median sold decline we saw in all of last year.

With public perception about the economy, and the country in general on the upswing, the decline in the value of existing home sales last November as found in the Case Schiller index may help to stave off rising mortgage interest rates. It could also help combat resolve with home sellers, whose position as to home values will eventually increase as things get better.

In other words, even though urban home value has nothing to do with South Lake Tahoe, a report such as this drives perception… and helps keep a buyers advantage before things eventually change again.

"Americans More Optimistic of State of Nation" (CNN Political Ticker, here)
With the State of the Union speech hours away, a new national poll indicates a surge in optimism about the state of the nation. While 56% of Americans still think things are going badly, those with that sentiment have dropped from 71% since the end of the year. In other words a better feeling about things is growing rather rapidly.

This affects South Lake Tahoe, CA in terms of an increasingly better public perception, which always affects a housing market more positively than negatively.

"Hiring Plans Top Layoffs by Most in 12 Years" (Associated Press, here)
This report states that many economists believe the U.S. economic recovery is gaining strength, and that more firms are expressing more positive hiring plans than in over a decade.

What this means to South Lake Tahoe, CA is a better public perception of the economy. This is good for home buyers, who would much rather buy through optimism than not, although "better news" will eventually lead to both higher home prices and higher interest rates.

If we were buying now, we'd think advantage should be taken of the current market condition, and especially of near historic lows in the mortgage interest rates.

"Home Sales hit 13-year Low" (Associated Press, here)
Article states that US existing home sales fell by 4.8%, a near decade and a half low. South Lake Tahoe, CA, on the other hand, had a 2010 increase in existing home sales by 16.3% (71 more home sales than that of 2009).

What this means more than anything is two things: (1) things are different in a resort market, and (2.) all real estate markets are local.

"2010 Ends as 2nd Worse Year for Home Instruction" (Associated Press, here)
This makes sense considering the overall 2010 US economy, but as it relates to South Lake Tahoe, CA, there is always little new home construction. This has much to do with our environmental growth restrictions, which helps make South Lake Tahoe such an everlasting resort environment destination wonder.

Construction regulation also naturally limits supply, which has a general historic effect of keeping home prices up, or down less, compared to the rest of the nation too.

"Home Building Permits Soar 17%" (CNNMoney.com, here)
On the heels of the report above about the scarcity  of new home construction in 2010 comes this: December new home construction permits nationally increased by 17%. The affect of this on South Lake Tahoe new home construction is minimal, but news such as this does contribute to perception that things are getting better.

Tahoe Rim Trail Association Offers Free Guided Snowshoe Trek to Martis Peak

Winter can be cold, sure, but what could be more beautiful than a crisp winter's day at Lake Tahoe, with the sun shining and our famous blue skies?

The Tahoe Rim Trail Association offers all of us a way to enjoy the natural beauty of our area, and socialize and exercise at the same time: snowshoe trekking! 

Kick up your snowshoeing expeditions a notch on this 8-mile trek to Martis Peak, located above King’s Beach on the North Shore. Once there, enjoy beautiful panoramic views of the “Jewel of the Sierra” – Lake Tahoe!

This trek is taken at a leisurely pace and led by experienced trail guides, and is great for all abilities, although a shorter hike might be more appropriate for kids. 

If this particular trek doesn't mesh with your current schedule, don't despair!  Free guided snowshoe treks will be offered by the TRTA each and every Saturday through the end of March.

South Lake Tahoe, CA median sold prices by neighborhood since 2005The Top 5 Highest Valued, and Best Valued for Buyers, South Lake Tahoe, CA neighborhoods.

Year-end is always a good time to look at overall South Lake Tahoe, CA real estate data, and we thought you might find a study on home values and median sold prices by neighborhood.

The study here looks at 2010 home sales, and those of both 2009 and 2008. In other words, for the last three years. We further added a look back to 2005, which will give us a clear picture of home value decline at our market highs.

Also included in this study are sales over the last 365 days, which, while not being vastly different than 2010 sales now, will eventually give us a truer indication of how home values in 2011 are performing the further we get into the year.

With almost one out of every two 2010 South Lake Tahoe, CA homes for sale being a distressed property, we thought this study might be helpful.

The actual percentage of distressed home sales in South Lake Tahoe in 2010 was 44.7%. Lets look at what neighborhoods had the most distressed sales.

The Top Five Home Selling South Lake Tahoe Neighborhoods

We thought it would be helpful to track South Lake Taghoe, CA housing demand by neighborhood, and to best do that we figured a 3-year time frame would be insightful.

All major South Lake Tahoe, CA neighborhoods are here, though there are only a few sales not included. These are in seldom sold odd areas and subdivisions which had in total about 9 sales last year.

The chart below is the source of this information:

The five neighborhoods with the most number of houses are: (and these numbers are approximate)

  • 1. Bijou 1 & 2: 1,400
  • 2. North Upper Truckee 1 & 2: 1,325
  • 3. Sierra Tract: 1,010
  • 4. Montgomery Estates: 925
  • 5. Tahoe Keys: 900

The five neighborhoods with the most 2010 houses sold are: (and these numbers are exact)

All of the above makes sense, especially since most all are our neighborhoods with the greater number of houses. Taking that into consideration, lets look at some percentages of sales based on neighborhood density.

The five neighborhoods with the greatest percentage of 2010 home sales:

  • 2. Tahoe Keys: (6.2%)
  • 3. Black Bart: (5%)
  • 4. Pioneer Trail: (4.8%)

Final 2010 South Lake Tahoe homes for sale report: Al Tahoe

Al Tahoe neighborhood, South Lake Tahoe, CA: Final 2010 Real Estate Listings Activity.

Al Tahoe is one of South Lake Tahoe's most desirable neighborhoods. It is also one of the oldest.

Among the neighborhood’s features is its lakefront location, wide open meadows, stunning Lake Tahoe and High Sierra Mountain views, sunny public beaches, tall tress and a lakeside park amid an alpine forest setting.

With about 900 homes, Al Tahoe always has a variety of attractive housing choices… that spans the range of South Lake Tahoe residential real estate. Here, market entry, mid market and high end properties can be found.

There are lake front homes, new remodels, some new construction… and small cabins in original, old Lake Tahoe condition, many of which represent significant updating and value increasing opportunities.

Al Tahoe has always experienced high demand and meaningful value increases, particularly up to the market change in the last quarter of 2005.

One reason for Al Tahoe demand is its close proximity to the Lake. With its central, in-town location, Al Tahoe is at the center of South Lake Tahoe’s vacation shopping, restaurant and dining district. Here, we are minutes away of Lake Tahoe's awesome outdoor alpine winter and summer recreation and year round entertainment attractions.

There are many old cabins… and often some of these can be found next to large, newer constructed homes. Al Tahoe is always evolving.

The few Al Tahoe lakefront properties are always the highest home values in the neighborhood.

Al Tahoe has a wonderful historic district, this is where some of the oldest, most charming cabins are found on the Lake. Many of these have been in the same family for generation after generation.

One of Al Tahoe's other attraction wonders is the Upper Truckee Marsh, a stunning wetland reserve that wraps around two sides of Al Tahoe that is within easy walking distance to the entire neighborhood.

At the end of the Marsh next to the lake is a secluded beach. Many Al Tahoe homes along the Marsh have it's open expanse, hiking trails, wild, and not so wildlife, and it's inspiring views, as a backyard.

And oh yes, from time to time one can see both of Lake Tahoe's paddle wheelers, The MS Dixie II and Tahoe Queen from the beach here.

The lowest Al Tahoe sale in the last three years was $144,000, which surprisingly was not a distressed property sale (2943 Oakland). The highest sale was $1,060,000, a large house on the edge of the Upper Truckee Marsh near the secluded beach there (689 Lily).

The 2010 Al Tahoe median sold price was $280,000, which is $20,000 or 6.6% lower than that of 2009. The 2008 median sold price, however, was $427,500, or $147,000 or 34.4% higher than it is now.

At present half of all Al Tahoe listings are priced under $300,000, which is good news for buyers looking for opportunity in one of South Lake Tahoe's most coveted neighborhoods.

Also note the information about distressed sales so you can easily determine if a house is bank owned, a short sale or not.

  • There were  40  Al Tahoe single family home sales in 2010. Eighteen of these were distressed properties (45%).
  • There are  13  Al Tahoe single family home  listed and available for sale that are not in escrow right now. At least  two of these are distressed properties (15%).
  • There are 5  Al Tahoe single family homes in escrow at present.  Three of  these is a distressed property (60%).

Bijou, South Lake Tahoe, CA: Final 2010 Real Estate Homes for Sale Activity.

With about 1,400 homes, Bijou is another one of South Lake Tahoe’s oldest neighborhoods. It's two neighborhoods actually on our multiple listing service, Bijou 1 and Bijou 2. We just refer to them as Bijou.

Features are wide open meadows, high sierra mountain views, close proximity to the lake, and all things fun about South Lake Tahoe.

Homes range from small, charming entry-level starters, to mid-range primary and vacation homes, to large remodels and some new construction and high end luxury homes as well. 

Bijou's is set amid easy vacation shopping, South Lake Tahoe dining, and we're literally minutes away from awe inspiring South Lake Tahoe's winter recreation and summer time wonders.

Bijou is right in the middle of Lake Tahoe's famed year around entertainment and nightlife attractions.

Home prices range from small, older homes in original condition priced at market entry to larger, more luxurious homes much above that. But Think most home prices in the $2's and $3's on average here.

The lowest sale in the last three years was $88,725, a bank owned property sold in 2010 (3606 Birch). The highest was sale was $840,000, which was originally listed for $1,150,000 in 2008 (3535 Bode Dr.).

There were  47  Bijou single family home sales in 2010 at present.Twenty-four of these were distressed properties (51%%).

There are  38  Bijou single family home  listed and available for sale that are not in escrow right now. At least fourteen of these are distressed properties (36.8%).

There are 6  Bijou single family homes in escrow at present. Five of these are distressed properties (83%).

South Lake Tahoe Real Estate: Meyers Neighborhood

Black Bart neighborhood, South Lake Tahoe, CA: Final 2010 Real Estate Listings Activity.

Black Bart is a small, rather secluded neighborhood of about 200 homes. It is centrally located in South Lake Tahoe midway between the stateline and the “Y” and is found off one of the two main South Lake Tahoe thoroughfares… Pioneer Trail.

Some of the Black Bart homes back to a sprawling alpine meadow. Like most South Lake Tahoe areas, homes are nestled amid towering pine tress and natural outcropping.

Homes range from dated fixers to a few of brand new construction.

Prices range from an average in the current market climate from the mid $100,000's to $600,000 plus.

The most affordable Black Bart home, 1353 Meadow Crest, sold for $150,000 in 2010. The highest Black Bart sale in the last 3 years was 1637 Black Bart Ave, which sold for $675,000 in March of 2009.

All 2010 Black Bart sales were under $350,000.

The median sold price in 2010 was $227,500. This is some $219,500, or 46.7% below that of 2009, which represented only 7 home sales. In the last three years the median sold price is 49.6% off what it was.

Three homes are available for sale in this small neighborhood today, one that's priced in the mid $300,000's, and two new higher end homes priced above $500,000 each.
