South Lake Tahoe Real Estate News: U.S. v Area Foreclosures

South Lake Tahoe foreclosuresForeclosures are a third of all 2010 Q1 US sales… at 27% less! So what about South Lake Tahoe?

The spark for this study comes to us from a  RealtyTrac piece via CNNMoney.com, and the basis of it is 2010 first-quarter U.S. home sales.

So, you know what's coming, first we'll list some key bullet points from the article, then we'll compare that to South Lake Tahoe. This will give us a true look at the incidence and effect of South Lake Tahoe foreclosures in the first quarter of 2010.

Here's what the article says:

  • Foreclosures accounted for a third of all US home sales (31% actually).
  • US foreclosures sold at an average of 27% less than homes that were not distressed.
  • These foreclosure sales include both bank owned (REO) and short sales. (Does not include transfers from borrowers to banks, as in a sheriff's auction.)
  • REOs commanded lower prices than short sales and other pre-foreclosures.
  • The average REO sold for 34% less than conventional sales.

 So what about South Lake Tahoe Distressed Property Sales? (Charts below)

Percent Distressed Properties of 2010 First Quarter Home Sales:
We're comparing to the article above. Both short sales and bank owned sales are included as "distressed sales."

  • National: 31%
  • South Lake Tahoe, CA: 58.1%
  • Stateline, NV: 31.6%

The value of a distressed property v one that is not:

  • National: 27% less
  • South Lake Tahoe, CA: 21.5% less
  • Stateline, NV: 13.2% less

Note: A reason why there is a greater percentage of first-quarter distressed property sales in South Lake Tahoe than those national may have to do with the nature, and financial circumstance of the vacation-second home owner itself.

  • Some 65% of South Lake Tahoe homes are not primary residences.
  • In financial corrections, liquidation of a second home can be relief, or quick remedy of financial distress.
  • Some vacation-second home owners may use "strategic" foreclosues as well (in other words sell short, or stop making mortgage payments purposefully).

Number Sales: 104

  • REO Sales: 39
  • Short Sales: 22
  • Non Distressed Sales: 43

Difference Tahoe Keys adds to median sold price: plus $9,000, or 2.8%

Difference median price of REO v Short Sale: $50,750, or 19.7% less.

Difference median price of Short Sale v Not Distressed Sale: $51,250, or 14.2%

Difference median price Distressed Sale v Not Distressed Sale: $60,100, or 16.7%

Effect of Distressed sales on median sold price: $36,000, or 10%.

Stateline, NV:

Number Sales: 19

  • REO Sales: 3
  • Short Sales: 3
  • Non Distressed Sales: 13

Difference Glenbrook and Lakefront properties adds to median sold price: plus $5,000, or 1%

Difference median price of REO v Short Sale: $41,000, or 9.1% less.

Difference median price of Short Sale v Not Distressed Sale: $45,000, or 8.4%

Difference median price Distressed Sale v Not Distressed Sale: $70,500, or 13.2%

The Characteristics of the South Lake Tahoe Second Home Buyer

South Lake Tahoe is a second home market.About 65% of South Lake Tahoe Homes are Second Home/Vacation Properties.

We often write about, or use the phrase second home buyer characteristics, which makes sense. South Lake Tahoe is very much a second home resort real estate market.

Some 65% of our area homeowners live elsewhere. This means that about a third of South Lake Tahoe homes are primary residences.

We last did a specific study on vacation-second home buyers here. Though these characteristics are essentially the same, we thought it would be of interest to look at the most recent surveys, and give you the opportunity to download the source material (see below).

Before we look at the particulars, there are a few key characteristics of the vacation-second home buyer that we always have in mind, and we think these are important, especially as it relates to our style and manner when representing a buyer:

  • The vacation-second home buyer lacks urgency.
  • The vacation-second home buyer is overqualified financially.
  • The vacation-second home buyer is looking for a family retreat.

Of these, we think lack of urgency is really important to understand to best represent a buyer. What we like to do is "mirror" a buyers pace if we can. If a buyer seems to want to move quickly, we quicken our pace. If the buyer moves slowly, we respond in kind.

Sometimes, though, a particular house or situation does require urgency. An underpriced house, or one that is right priced and exceptionally attractive can require immediate action to get it. In cases such as this, we do recommend that the vacation-second home buyer move as quickly as they possibly can.

If we ever quicken our pace, it is because we don't want a buyer to miss out on something they obviously really like. We are never in a hurry just to make a sale. Buyer comfort to us is king.

Now for the particulars…

 2010  Vacation Home Buyers Survey  (based on 2009 buying trends)

Sales and Prices:

  • Some 10% of U.S. home sales were vacation-second home properties.
  • 1 % more vacation-second homes sold in 2009 compared to 2008.

Buyer Characteristics:

  • The median age of the vacation-second home  buyer in 2009 was 46 years of age.
  • 28% of  vacation-second home buyers were over 55 years of age.
  • The median household income of 2009 vacation-second home buyers was $87,500.
  • 39% of vacation-second home buyers had a household income that exceeded $100,000.
  • 73% of 2009 vacation-second home buyers were married.
  • 49% of 2009 vacation-second home buyer households had no children under age 18.
  • 86% of 2009 vacation-second home buyers were Caucasian.

Property Characteristics:

  • 55% of 2009 vacation-home sales were in a small town or rural area.
  • 50% of 2009 vacation-home sales were in the South.
  • 71% of 2009 vacation-second home sales were single-family homes.
  • 74% of 2009 vacation-second home sales were existing properties (not new).
  • The median distance away from primary residence was 348 miles.

Method of Purchase and Financing:

  • 54% of 2009 vacation-second home buyers used a real estate agent or broker.
  • 10% of 2009 vacation-second home sales were a foreclosure or trustee sale.
  • 27% of 2009 vacation-second home sales were directly from an owner (17% that buyer knew, 10% that buyer didn't know).
  • 32% of 2009 vacation-second home buyers looked first on the internet to shop for a home.
  • 12% of 2009 vacation-second home buyers contacted a real estate agent first to shop for a home.
  • 26% of 2009 vacation-second home buyers found the home they purchased on the internet.
  • 25% of 2009 vacation-second home buyers found the home they purchased with a real estate agent.
  • 70% of 2009 vacation-second home sales used a mortgage.

Internet Use:

  • Nine out of ten home buyers use the Internet in their home search process.
  • Is our experience that buyers contact us… after internet searching first.
  • More often we find the home the buyer buys, rather than what they exactly saw on the internet.

Buyer Motivations and Expectations:

  • 89% purchased their vacation-second home as a family retreat.
  • 29% purchased their second home because it was a "good investment" opportunity.
  • 25% purchased their second home to rent to others.
  • 14% purchased their second home for tax benefits.
  • 26% purchased their second home as a future primary residence.
  • 80% purchased their second home because they believe now is a good time to purchase.

Intimate and Delicious Dining in South Lake Tahoe

South Lake Tahoe Event Spotlight: Ranger Programs at Taylor Creek

Explore South Lake Tahoe with the Park Rangers Who Know It Best!

We love it when we find out about programs that are available to anyone – locals and tourists alike – in South Lake Tahoe.

Taylor Creek has always been one of our favorite walks, with a beautiful, serene nature trail leading to the Trout Stream Profile Chamber, and then looping back to the Taylor Creek Visitor's Center. No special skills are required, this is a very level, paved trail.

Other easily accessible trails can lead down to the beach or through the meadows, but our main focus here is to let you know about the cool programs offered by the US Forest Service throughout the summer months (July and August). All programs begin and end at the Taylor Creek Visitor's Center.

Here's a rundown of what's on offer:

Daily:
Rainbow Walk – 10:30 a.m. 
Join a ranger and explore the Rainbow Trail
Patio Talk – 2:00 p.m.
Meet a ranger on the patio to learn more about natural and cultural history. Topics change daily.

Would You Believe the Cheapest Mortgages in a Half Century?

Lowest mortgage interest rates since the 1950's.

The Lowest Mortgage Interest Rates since the 1950's!

Yep, and it's rather astounding when taking it all in. But the Associated Press article adds "if only most people had the job security, the credit score and the cash to qualify."

Taking that into consideration as it relates to South Lake Tahoe, though, is the key characteristic of the second-home resort home buyer; they are overqualified financially, here. (this is an older post, but second home buyer characteristics are conceptually the same now as they were then.)

Associated PressWe would like to think these extraordinarily low rates are related to an increase in hiring of loan origination officers by some U.S. banks, although the source article here does not tie the two together.

Here's some key points in the article:

  • The average rate for a 30-year fixed loan sank to 4.69 percent this week,
  • This beats the low set in December and down from 4.75 percent last week.
  • Freddie Mac said Thursday. Rates for 15-year and five-year mortgages also hit lows.
  • Rates are at their lowest since Freddie Mac began keeping records in 1971.

The article, however, says there is little expectation that these low rates will energize the economy, and cites the reason why is the collapse of new home sales in May after the tax credit incentive expired (read the rest of the article here)

The article does not forecast, though (it is a national trend article, after all), the impact such low interest rates may have on South Lake Tahoe home sales.

We are seeing an increase in existing home sales demand on the California side of our market, here; there are few new home sales ever, here, and we're also seeing evidence over time that our California home values are stabilizing, here.

If Some Banks are Gearing up for Loans, what do You Think it Means?

Some US banks are gearing up for more mortgage lendingSeveral U.S. banks are gearing up for future mortgage lending.

This comes via CNNMoney.com, and we like it's subtext: banks are getting ready for a significant increase in mortgage lending, and some are hiring hundreds of new loan originators for it.

The article cautions that this is occurring even though U.S. new homes sales were at a historical low in May and the housing market in general is in the "doldrums."

As this sobering statement relates to South Lake Tahoe, CA however… well, here it's different. We are seeing an increase in existing home sales demand on the California side of our market, here; there are few new home sales ever, here, and we're also seeing evidence over time that our California home values are stabilizing, here.

Here's a few bullet points from the CNN article (in it's entirety here):

  • JPMorgan Chase, one of the nation's largest lenders, is in the midst of hiring 1,200 mortgage officers.
  • Citizens Bank is also growing its mortgage operations.
  • Not everyone, however, has such a cheery view of the housing market (do read the article).

Big Time Award of Excellence for our High School

George Whittell High School Award of Excellence

Congratulations, WHITTELL HIGH SCHOOL (WHS)

We're proud of this, it's where our son goes to school, and we thought we'd share that joy with you. This certainly does bespeak volumes about our local high school.

Whittell just won the Award of Excellence in Academics, Athletics and Citizenship from the Nevada Interscholastic Activities Association (NIAA).

The NIAA is the non-profit governing body of high school athletics in the Silver State. This  Award program began in 2001.

The award is based on a scoring system that gives points to schools based on (1) their varsity teams' performances in the classroom, (2) at the athletic venue and (3) in the Citizenship Through Sports Program.

Each of these three major categories in high school activities – academics, athletics and sportsmanship – are weighted equally, and boys and girls programs are combined in each school's overall standings table.

Points are also awarded at the conclusion of the spring season for student council participation. Points are deducted at the conclusion of the school year for ejections and other unsportsmanlike conduct. Spirit points have already been added.

The NIAA considers the Award of Excellence in Academics, Athletics and Citizenship to be its top overall program. The program winner is honored in each classification by a commemorative trophy and banner.

WHS won this honor one other time in the last 10 years, 2004/2005. Other participating high schools were:

Battle Mountain, The Meadows, Incline Village, Needles and Rite of Passage.

California, Nevada, other states to get more housing aid

More relief for California and Nevada homeowners.Focus on homeowners who owe more than their homes are worth, or are unemployed.

We found this Associated Press article of interest, and since we are licensed in and serve both California and Nevada, this is something we like.

A five-state, $1.5 billion program designed to help homeowners who have been hurt by the housing correction has been recently approved by the O'Bama administration.

The states included are Arizona, California, Florida, Michigan and Nevada.

The states estimate that the program may help up to 93,000 homeowners. This is a fractional part of the administration's main existing $75 billion mortgage assistance program, which is widely viewed as a disappointment.

Associated PressSince approval of the program, state agencies have designed individual approaches that focus on homeowners who owe more on their properties than their homes are worth or those who have lost their jobs.

These five states were picked because they have seen a 20% or more decline in home prices. This will help borrowers who have lost jobs make mortgage payments, cancel second mortgages that have blocked loan modifications and assist with  overdue mortgage payments.

California officials are asking for matching contributions from lenders for its programs, which provide subsidies to unemployed borrowers and those who have missed mortgage payments, and for reductions in borrowers' principal balances.

Nevada will receive $103 million for about 5,000 homeowners.

May U.S. Existing Home Sales Fall… what about South Lake Tahoe Housing Demand?

Housing markets always go up and down.

National Housing Demand is often Different than that of South Lake Tahoe.

The New York Times article says U.S. sales of existing homes fell in May by 1.6% (here). This comes from the National Association of Realtors, which cites mortgage delay as one of the key reasons for the decline. Said decline compares April 2010 sales to those of May.

New York TimesContained in the report, though, the NAR states that May demand represents a 19% increase from the same month last year.

Also in the report, Lawrence Yun, chief NAR economist says this 19% increase was driven by a federal tax credit that applied only to home buyers who close before the end of June, making it unlikely that the performance would be sustained.

Another reason for the May decline has to do with uncertainty over the federal flood insurance program, and that some 35% of Louisiana and Florida homes were required by lenders to have flood insurance. The NAR further states the possibility that the oil spill in the Gulf of Mexico will impact home sales in these two states.

 What about US Prices?
The article also mentions overall U.S. home values. Stuart Hoffman, a senior economist at PNC, said it was “a little disappointing that sales didn’t rise in May” from April. But he noted that home prices were 2.7 percent higher than a year ago, “so that does show there is definitely some stability in home prices.”

The national median existing home price for all housing types was $179,600 in May.

 What about South Lake Tahoe?
As is often the case, real estate trends are different in South Lake Tahoe than they are nationally. In particular our home sales are not as affected by the home buyer tax credit, which has to do with most of our buyers are over qualified financially, a key characteristic of the second home resort buyer.

There are few first-time home buyers here, though many of these have affected national home sales increases by taking advantage of the first-time home buyer tax credit. South Lake Tahoe resort home sales are also not impacted by flood insurance issues, nor the oil spill in the Gulf of Mexico (though it does affect our heart).

Lets compare: (see charts below)

May Home Sales: (compared to April, 2010)

  • National: decline of 1.6%
  • South Lake Tahoe, CA: 1 sale less (from 43 to 42), or a decline of .23%
  • Stateline, NV: 2 sales less (from 7 to 5), or a decline of 28%

May Home Sales: (compared to May, 2009)

  • National: increase of 19%
  • South Lake Tahoe, CA: an increase of 55% (27 sales in May. 2009 and 42 home sales this year)
  • Stateline, NV: No change (5 sales in May, 2009 and the same this year)

Home Prices: (compared to May, 2009)

  • National: increase of 2.7%
  • South Lake Tahoe, CA: a decrease of .32% (May 2009 median was $325,000 compared to $314,500 at the end of April. It is $306,500 now. )
  • Stateline, NV: a decrease of .45% (May 2009 median was $510,000 compared to $487,000 now.)

(Note: the South Lake Tahoe, CA number above does not include the Tahoe Keys. The Stateline, NV number above does include Glenbrook and Lakefront Properties.)
