Take A Bicycle Ride Through South Lake Tahoe's Forests

Established in 1978,  Anderson's Bicycle Rental in South Lake Tahoe is pedal-power central.

Located at the beginning of the National Forest Bike Trail, Anderson's rents all types of bicycles for easy riding, and the Bike Trail is mostly flat!

Kids can't ride by themselves yet? No problem, tandems are available.

You have toddlers? They have what I refer to as "baby cabs", covered stroller-type contraptions that attach to your bike, and go where you go. You provide the muscle, the kids enjoy the views in safety and comfort!

Open from April through November, Anderson's Bicycle Rental provides easy access to the (paved) trails meandering through Pope Beach,Camp Richardson, the Tallac Historic Site, Taylor Creek and the Trout Stream Profile Chamber.

South Lake Tahoe House Hunting… on Memorial Day Weekend

House hunting in South Lake TahoeIs this the beginning of South Lake Tahoe Peak Real Estate Season?

The perception is that it is so, but the truth is we don't really see South Lake Tahoe at summer activity levels until mid to late June.

In the last 8 years that we have been tracking it, there is no real trend for real estate activity on Memorial Day weekend. Sometimes it's busy, and other times not.  It seems that the one thing that marks the beginning of our summer activity is the kids getting out of school.

This is interesting, however, since some of the characteristics of the second home resort buyer is they are usually in their 50's, empty nesters, and lack urgency to make a purchase. Another key characteristic is second home resort buyers are usually overqualified financially.

Both Gary and I are showing homes throughout this weekend. Naturally we like it when both of us have to show to different folks at the same time. That is the case with us this Memorial Day Weekend.

Gary is showing in the Tahoe Keys tomorrow. We've been showing in this desired, luxury neighborhood for some time now (here).

Folks are coming in from Great Britain, and I am showing them Nevada houses tomorrow up to $1.3M, and California houses over the next few days. The goal is to get them fully market acclimated, and comfortable, before they return to England. (Search Nevada listings here.)

South Lake Tahoe Events: Birding at Pope Beach

Bird Watching in Lake Tahoe, a stunning treat!

Experience Mother Nature and the great outdoors this Memorial Day weekend! Join the Sierra Nevada Alliance and bird expert Sheryl Ferguson for “Birding in Lake Tahoe” at Pope Beach in South Lake Tahoe on Saturday May 29, 2010 from 8-11 AM.

Come learn about the wondrous native birds of the Tahoe Basin and enjoy beautiful scenery.

This “Birding in Lake Tahoe” event is a fundraiser for the Sierra Nevada Alliance, an environmental non-profit that works to protect the entire Sierra Nevada.

The cost is a suggested $25 donation; however the Sierra Nevada Alliance encourages everybody to come, so do that and pay what you can.

South Lake Tahoe Events: Bike to Work Week

Enjoy the best that our Lake Tahoe lifestyle has to offer: the outdoors!

Do you feel the need to get outside and enjoy the blue skies, fresh air, and healthy, vigorous lifestyle that South Lake Tahoe has to offer?

Well here's your chance: The 2010 South Lake Tahoe Bike to Work, School, Play (B2WSP) Week and Challenge has begun!

Two weeks of biking to work, school, and play will be followed by a bike festival on Saturday, June 5 (South Lake Tahoe's first official "BIKE DAY"), and on Sunday, June 6, by America’s Most Beautiful Bike Ride.

The festival, which will be held at the Ski Run Marina following a parade, will add a celebratory atmosphere to everyone’s cycling accomplishments and provide informative programs and fun-filled activities for everyone to learn more about cycling and related ”green” products and services.

The event will be an ideal way to welcome our cycling visitors from throughout the country, and to celebrate our good fortune in having such an incredible "backyard".

An “A” in Every Way!

The Victory Dance

What could be more important that winning a state championship?

That would be grades of course, and the thing that tickles us, well… red, is that our high school baseball team is the top rated academic team in Nevada. The Whittell High School Warriors are also state champs too!

A third of the starting team has a 4.0 grade-point average. Our son, a sophomore who was not on the first team, has a 3.8 GPA, and we're eager for improvement, but that's another story. A good portion of the team is on the National Honor Society as well.

The championship, like academic excellence, didn't come easy; they had to work for it. The grades, of course, have much to do with each individual student, though the parents create the positive environment for academic achievement to happen (teamwork after all starts in the home).

Athletic accomplishment also is from the toil and desire of the individual, but conversely the coach sets the tone for that to happen too. Would you believe the coach for our children is actually named "Starbuck." That he has been, and there's three other stars that shine as coaches behind him too. To say that our boys thrive in a positive atmosphere would be understatement, indeed.

The slideshow below is a series of shots that happened from the point of the last out that made our boys champions to the end of what we call the Victory Dance (it's actually a pile of dudes whooping and hollering on a pitchers mound).

Not to single out anyone of them; they are a team in every sense of the word, but do check out the images leading to the one above. This is a 4.0 student, an eagle scout, an evolving musician and a damn fine clutch hitter, and we're all glad that team photographer, David Werle caught this amazing moment of joy on its knees reaching for the sky.

A Remarkable South Lake Tahoe Remodel

We like this one aplenty, and as nice as this home is, the truth is we like the owners even more. One can tell about folks sometimes, when you first meet them, and one of the joys of what we do is when we become friends with those we get to help.

The owners here were blog readers first, just like you in that sense, and our first contact with them was via email. Texans through and through, and we recognized that immediately (we lived there for about 20 years), these are hard working Americans of the first order.

He's a master builder by trade, but after their first meeting with us, he sent us homemade beef jerky as a thank-you gift. You gotta love that, and we certainly did, every last bit of it. She's the real deal too, a top notch cook, and a pro poker player to boot. And that's a hoot.

Ronnie House, South Lake TahoeAs much as we might carry on about who these folks are, nothing probably says more than the image above. A charming, western welcome greets everyone who comes to Ronnie House.

Completely remodeled inside from studs up, Ronnie House feels brand new. Much of the floor plan was changed, and no expense was spared in this master crafted remodel. There are 6 bedrooms and 4 and a half baths spread across 3,640 square feet. And what a great room! Yes, this is a perfect second home Tahoe treat… with meaningful vacation rental income potential. Lets let the pictures set the tone:

US Home Sales Jump… what about South Lake Tahoe?

US Existing Home Sales Soar in AprilUS Existing Home Sales Soar in April.

The National Association of Realtors (NAR) says the home buyer tax credit is behind a jump in existing home sales. According to the via CNNMoney.com, existing home sales jumped 7.6% last month from the month prior.

Here's a few  bullet points from today's article:

  • The gain was anticipated, but still beat forecasts.
  • Other reasons cited for the increase were a return of buyer confidence with stabilizing home prices, an improving economy and mortgage interest rates that remain historically low.
  • The median price of homes sold in April was $173,100 in April, up 4% from a year ago.
  • About a third of homes sold during April were distressed properties.
  • There is an 8.4-month housing supply at the current sales pace, up from a 8.1-month supply in March.

CnnMoney.comWhat about South Lake Tahoe?

  • The number of homes sold in March was 42.
  • The number of homes sold in April was 43.
  • This represents an increase of 1 home sale, or .02%, which is certainly less than the 7.6% national increase in home sales found in the today's article.
  • There is an 8.9 month supply of homes in South Lake Tahoe (based on market performance over the last 180 days).
  • That same number was a 7.3 month supply of homes on March 15th.

South Lake Tahoe a year ago:

  • The number of homes sold in April, 2009 was 25.
  • The number of  homes sold in March. 2009 was 28.
  • There was a 15.1 months supply of home inventory in May of 2009 (based on 180-day market performance rates)

We Got Fired… because We Couldn’t Sell Crest for $35 a Tube!

Toothpaste, it seems, does have something to do with South Lake Tahoe Houses… and Sellers!

We posted this one in August of 2007, and its as true today as it was then… perhaps even more so. We thought you might appreciate its message.

This article was featured nationally, twice, in the national real estate blogosphere, and we hope you enjoy. Article in its entirey below.

Procter and Gamble just fired us. They gave us the right to sell Crest for $35.00 a tube for the last six months and we didn’t get one offer. The market is bad, we knew that, but we advertised the hell out of it. They said we’re through, and now they’re going to give this opportunity to someone else (oh darn!).

“But we do advertising better than anybody”, we told them. “You didn’t produce”, Procter growled as Gamble snarled through grimaced, Crest -streaked pearly whites, “You didn’t advertise it Right!” (They are such a lovely couple.)

We can’t, for the life of us, figure out why it didn’t sell. Lets see how we advertised it, and maybe you can tell us where we screwed up.

Internet:
85% of all people with a toothbrush look here first. So this is where we targeted our advertising first.

  • We hit all of the usual and customary sites, including Who’s Who in Luxury Toothpaste and Luxe Dental Portfolio.
  • We even put it on Craig’s List.
  • A also did a custom Website with a virtual tour of a good mouth brushing and a Dental Tips Blog.

The Dental Registry (DLS):
We’re all over it, and Dental.com (DAR) too.

Sometimes it's hard to outsmart a Tasmanian  Devil.Television:
We did co-branded television and print campaigns. They were saturative, and based on focus group findings of what people most expect in their high-end toothpaste.

  • Campaign spokesanimal was Bugs Bunny.
  • Footage of Bugs had starlight filters on his two front teeth, which sparkled aplenty from every angle.
  • Featured celebrity endorsements from Mr Ed, Francis the Talking Mule, Bucky Beaver and a cable television special targeted to the youth demographic of Butthead getting his braces off. (Like Butthead, we still couldn’t score.)

Magazines:
Coordinated print campaign that ran concordant to television spots.

  • Bugs was featured first, with teeth prominent in all print ads. (Starlights added graphically to teeth.)
  • Included Scratch and Sniff Pages in Vanity Fair, Cosmopolitan and other high profile publications.

Newspapers:
National PR campaign to generate news, plus “Name That Rabbit” contest in local newspapers.

Direct Mail:
Postcard campaign to everyone in our data base who has a mouth.

Grocery Stores:

  • Point of Purchase Displays.
  • End Aisle Free Brushing stations w/ teaser samples.

Whew:
We were exhausted when it was all over. No stone was unturned in our effort, yet no sales.

What Did We Do Wrong?
That is the question. And we have no idea.

  • With everything we did, why could we not sell Crest for $35.00 a tube?
  • What can we do to stop Procter and Gamble from giving someone else this opportunity?
  • What does selling Crest for $35.00 a tube have to do with selling a house?
