Here Comes the… South Lake Tahoe… Sun!

Would You Believe a South Lake Tahoe Sun Chart?

This is another new one on us, and it comes from the client who inspired our post below about FICO scores. Well, we've learned something else new from him again: the actual path of the South Lake Tahoe sun.

We had never been asked about it before, but the house our client is interested is oriented north and south. The great room and back deck faces North, and the master bedroom, front of the house and driveway faces South.

The question came via email and it was how much afternoon sun would he get on his deck, and what are the advantages, if any, of a house that is oriented in this direction.

We know that the sun sets over Mt. Tallac in the winter, and it sets about mid-lake in the summer. We could have immediately answered the question with that, but our approach to helping you has one key idea that is the foundation to most everything we do: show, don't tell.

Though the idea of "show, don't tell" is common sense, especially as it relates to a professional sales career, it was also a concept that was continually reinforced in various training classes for our advanced real estate credentials and designations. It is always better to show you "why", than to tell you "why." As such, this blog is very much about showing you things.

So, before we answered our client's email, we thought we would google "South Lake Tahoe sun chart" and see what would happen. Yes, the chart below immediately came up (eureka!), with more related information as well (here).

Here's a few things we also relayed to our client about the South Lake Tahoe sun:

The most sun one can get here is a west facing house.

Folks who have houses that get direct sunlight after mid-day, especially in the summer time, covet shade.

Houses we have sold that are west facing normally have sun screens, awnings, decks replete with umbrellas and the like as shelter from the sun.

At this altitude, where the temperature is not "hot" often, the sun can be very intense in the summer time, especially to eyes and skin when sitting directly under it for some time.

Some folks with west facing houses do not spend extended periods of time directly under the sun from mid-day until the sun sets below the mountain peaks on the west side of the lake (between 8:04 pm and 8:26 pm in the summer).

South facing sun is coveted for a few reasons: (1) it melts snow more quickly, and a driveway facing in this direction has significantly less snow removal than any other. (2) it much helps warm the house in the early morning.

The highest end of South Lake Tahoe, CA real estate, the lakefront homes in The Tahoe Keys along Lighthouse Shores and Beach Drive, are all oriented in a north south direction, with the main living area facing North on the Lake.

The negative with some North facing decks is the snow does not melt as quickly. It is in the shadow of the house almost all winter.

In the summer time, however, whatever natural shade that falls on a North facing deck usually comes from the house itself, and rather than being a negative, many who live here think it positive.
