Something Different Has Happened, and It Has Been a While!
We have just updated all South Lake Tahoe, CA home sales in the last 365 days in the post below.
While doing that study we noticed a few, important things that are worthy of further discussion.
As many of you may know, we have been filing regular reports on median sold prices in South Lake Tahoe since we started this blog 3 years and two months ago.
We use the median sold price as a guide. To us this is the best possible indicator of overall market condition.
Because we are a second-home resort real estate market characterized by a longer sales cycle than most primary home markets, we think it wise to look at performance over 180-days as a key market indicator. On average it takes about 160 days for a house to sell in South Lake Tahoe.
Yes, we realize the chart below is a long one; we've been tracking it since April 7, 2007. We've used an abbreviated version of it recently, but we wanted you to see all of it for this study.
Chart Summary : (the median sold price over time)
Here's what we're seeing that's important:
- The median sold price increased by 3.1% in the last month (from $305,000 to $314,500).
- This is the largest single increase we have seen in any one of our reporting periods since April 7, 2007.
- There was a 1.3% increase on February 2nd, and a .4% (point 4) increase on March 15th (from $303,750 to $305,000).
- Other than these other two most recent, slight increases, we have not seen a median sold price increase since October 15, 2008.
- The current 3.1% increase, and the .4% increase we saw last month represents the first two positive months in a row that have been seen since May, 2008.

We have just updated home sales summaries and Market Performance for South Lake Tahoe, CA.
The median sold price is $314,500. ( It was $305,000 on March 15th, and $303,750 on February 2nd.) This is based on all single family sales in South Lake Tahoe, CA in the last 180 calendar days (Tahoe Keys homes not included).
A contributing factor to South Lake Tahoe decline in home prices is the effect of foreclosed home sales on the real estate market.
Since the first of this year, we have seen an increase in the percentage of both distressed homes sold and those in escrow. Of all homes sold in South Lake Tahoe in 2008, about 20% of them were in foreclosure. That same number was 39% in 2009.
- At present 48.7% of the 236 South Lake Tahoe homes sold in the last 180 days are distressed properties.
- 82 are bank owned, 33 are short sales.

Sun Tanned Women, an Early Warning Sign of an Earthquake Coming?

We're not sure how to say "sun burned strumpets" in Farsi, but it is of earthshaking importance.
This just keeps getting better and better. On the heels of the stunning revelations last week that loose women are the cause of earthquakes (here), there's even more good news on top of that.
Again we're forced to report beyond things real estate, but from those pesky, nuclear frisky Iranian fanatics, the good news from them just keeps coming and coming.
Once again they have caught us off guard, napping, not paying attention to the obvious. Red handed, with our pants down this time, again, Iranian police officials, like their clerical leaders and counterparts, have found us dumb and befuddled, asleep at the wheel.
Who knew that sun tanned women should be arrested? But there is, thank all that should be blessed, plenty of time to correct the error of our ignorant ways. Before we descend further into our embarrassed abyss, here's something pleasant to listen to as we are resurrected once more with higher education.

So here's the deal, and it comes from the police chief of Tehran, Brigadier Hossien Sajedinia. "Women with suntans are violating Islamic law and will be arrested." This article came to us via the New York Post, perfect tabloid fodder from… well, a tabloid known for fodder, and it was first reported by The London
Daily Telegraph. (birds of a fodder get tabloided together)
"The public expects us to act firmly and swiftly if we see any social misbehavior by women who defy our Islamic values," Brigadier Hossien added to his society saving affirmations.
"In some areas of north Tehran we can see many suntanned women and young girls who look like walking mannequins," he continued. "We are not going to tolerate this situation and will first warn those found in this manner and then arrest and imprison them."
The warning follows recent comments made by a hard-line Iranian cleric, who claimed women dressed in revealing clothing were disturbing young men and causing earthquakes.
A cleric has also told the residents of Iran's capital Tehran to leave the city. "Go on the streets and repent for your sins. A holy torment is upon us. Leave town," said Ayatollah Aziz Khoshvaqt during a recent sermon in northern Tehran.
Other Thoughts on Higher Education : (what is the definition of "sun tan"?)
Our first thought was about human rights, but since those are so often subordinated in third world theocracies, there's no place for thinking like that (thinking in theocracies can be dangerous, and should be avoided).
We would have normally thought this was an outrage against women, but that was before we learned that the loose of them are earthquake instigators (desperate times make for desperate measures).
We wondered if Brigiadier what's-his-name is actually trying to prevent skin cancer from over exposure to the sun, but police chiefs are normally more expert in upholding the law than preventive medicine (loose women, tanned or otherwise are always criminals to be dealt with).
So this leaves us with racial profiling, we guess. It's certainly in the news too these days. The question is, then, what is the definition of "sun tan?" By that we mean, what is the difference between a sun tanned Iranian strumpet and a dark skinned one?
This, of course, gets Arizona into the mix, and rightfully so. This could very well be, after all, an immigration issue instead of a solar tort problem. Dark skinned Iranian women might not be sun tanned after all; they could be Mexicans. You know, those sordid illegal alien immigrating kind.
So what this means, and boy how we love deductive reasoning, instead of arresting what could, or could not be sun tanned Iranian women, we're wondering if they oughta be thrown outta the country.
Just to be safe, though, because you know we could be wrong, we're thinking we should get Arizona Governor Jan Brewer's take on the matter. (Not to digress, but we just love the idea of Iranian woman having to produce papers proving that they're not Mexicans.) Governor Brewer is on top of all human rights issues these days. An Iranian Disclaimer :
Just to set the record straight, kinda, we're not contemptuous of Iran or Iranians at all. Quite the contrary. We lived in Tehran for 2 years, and I graduated from the American High School there. (This is not the first satire I have written about Iran, the first was in our high school newspaper. It was called "Ali and the Antiseptics", which was about a mythic ditch digging contest of a septic tank in front of our school. This though is way much another story.)
Our father was an advisor to the Iranian Army, and we lived in North Tehran, the very place where all of that sun tanning is going on. There is a wide educational, economic and cultural divide between North and South Tehran, of which this sun tanning problem certainly bespeaks. While in Iran we became familiar with and appreciative of the Iranian culture and her people. It is through our experience and knowledge from having spent real time there that we know first hand that the people of Iran do not support the iron rule and fanatic nonsense of their current leaders and regime.

U.S. Job News: Is there any, and if so, is it hopeful?

City jobless picture brightens a little… yea!
A return to overall real estate market health, for South Lake Tahoe or anywhere else for that matter, is based on job recovery. We've written about that much before. Today's CNNMoney.com article is a glimmer of better news.
The essence of the article is simply this: the number of US cities showing a year-over-year improvement in their unemployment rate nearly doubled in March, so saith the US Labor Department.
In labor department statistics released Wednesday, 41 metropolitan areas posted unemployment rates that were lower in March than they were a year earlier.
In February, only 21 metro areas showed a year-over-year improvement.

South Lake Tahoe Real Estate News: Can You Still Get a 5% Mortgage?

Mortgage Interest Rates Are Not Going to Stay This Low Forever
There is still time to get a 5% mortgage, but yesterday's CNNMoney.com article says the window is closing.
The reasoning behind the article cites the government will stop buying mortgage-related debt on April 1st, which will propel mortgage interest rates to start slowly rising.
Since November 2008 the Federal Reserve has snapped up $1.25 trillion worth of mortgage-backed securities — essentially, people's mortgages bundled together and sold to investors.
The program has kept interest rates artificially low over the past year, with the price of a 30-year fixed-rate loan ranging between 4.93% and 5.09%, according to mortgage giant Freddie Mac.
That's about 0.4 percentage points lower than these loans would have been without the government's intervention, according to Jay Brinkmann, chief economist for the Mortgage Bankers Association.
The Bottom Line :
Certainly some of this is fact. There's opinion here too. If one is thinking of buying a South Lake Tahoe resort home, we're advising that current interest rates, and the possibility that they may soon rise be considered.

Distressed Property Sales have an Effect on South Lake Tahoe, CA trends.
This may become a regular feature, at least until the incidence of distressed properties on the South Lake Tahoe, CA real estate market ceases in significance.
We're thinking this detailed look at homes sold throughout South Lake Tahoe, CA will be as interesting to you as it is to us.
The chart below is an easy side-by-side comparison of what we're seeing in South Lake Tahoe, CA sales trends at present.
The Bottom Line :
Here's some of the main points we are currently noticing:
- There is a $72,500 difference (18.8%) between the median sold price of a short sale and a home that is not:
- The median price difference between a short sale and a bank owned home is $56,343, or 22%.
- It takes 160 days longer to sell a short sale than a bank owned home, or 203.4% more.
- It takes 49 days longer to sell a short sale than a non-distressed sale, or 20.4% more.
- It takes 112 days longer to sell a non-distressed home than a bank owned home, or 141.6% more.
- The effect of distressed properties on the median sold price is $53,338, or an 13.9% downward pull on median market value.
- Sales of Tahoe Keys properties adds 4.7% to the South Lake Tahoe, CA median sold price.
Of all 132 South Lake Tahoe, CA single family home sales to date:
- 37.9% are bank owned
- 17.4% are short sales
- 44.7% are not distressed properties

- Of the 132 homes sold in 2010, 73 of them are distressed properties (55.3%).

102 Homes in Escrow in South Lake Tahoe… 63% are Distressed Sales!

We have just updated the South Lake Tahoe Real Estate Market Escrow Report. There are 102 homes in escrow at present. (This same number was 106 three weeks ago, 109 in March, and 93 last December.)
Escrow is 32.1% of the current 318 active homes listed on the market in South Lake Tahoe, CA.
- Throughout 2009 the percentage of homes in escrow ranged from 9.5% to 29.9%.
- The current percentage is higher than at any time last year, and is consistent with our escrow load since late February.
- 18.3% of available homes was in escrow at this same time last year.
- There are 5% fewer distressed sales in escrow than there were 3 weeks ago.

New Home Sales Rise Fastest in 47 Years!

- New home sales improved in March at the fastest single-month rate in 47 years.
- The gain snapped a four-month streak of declines.
- The March sales were the strongest since last July, and the percentage gain was the biggest on a month-over-month basis since a 31% gain in March 1963.
- New-home sales spiked in every region of the United States (South and Northeast were the highest).

Today's News is A Picture of a Modestly Improving Economy
Needless to say we think this is news in a better direction. And the truth is we're seeing increases in the number of South Lake Tahoe, CA home sales too.
Here are some bullet points in today's Associated Press news article about housing sales: (article here)
- US Home sales rose sharply last month.
- Claims for jobless benefits fell last week.
- Sales of previously occupied homes increased more than expected in March after three straight months of declines.
- The housing market benefited from government incentives that drew in buyers.
- Some economists expect healthy sales to continue, but caution that a clearer picture of the housing market will emerge after federal tax credits expire at the end of this month.
- "The spring selling season will be a success and probably the most active we're seen in years," said Stuart Hoffman, chief economist at PNC Financial Services Group.
A few bullet points about jobs:
- Claims for unemployment benefits fell by 24,000, the US Labor Department said.
- The drop comes after claims rose sharply in the previous two weeks.
- Many economists remain disappointed claims haven't fallen faster, which would signal more hiring.
- Initial claims are at about the same level they were at the beginning of the year.
What about South Lake Tahoe housing sales? (chart below)
- As of this morning, there are 129 South Lake Tahoe, CA single family home sales this year.
- By the end of April last year there were 100 single family home sales.
- We have already seen an increase in 29 home sales over 2009, and there are 8 more days this month to record more.
- We have already seen a 22.5% increase in home sales, which will be more than that at the end of the month.
