Continuing Price Decline in South Lake Tahoe Home Prices (40% of all 2009 sales are distressed properties)
The chart below represents the South Lake Tahoe, CA median sold price since April 2007. Here’s a few bullet points of interest. (each bullet point represents South Lake Tahoe single family home sales in the last 180 days not including homes in the Tahoe Keys).
The current South Lake Tahoe, CA Median Sold Price is $305,000.
- It was $315,000 on August 24th.
- It was $318,000 on July 18th.
- It was $325,000 on May 28th.
- It was $361,000 on April 10th.
The South Lake Tahoe, CA Median Sold Price has declined 21% this year.
- It was $390,000 on January 4th
- It is $305,000 now
A significant reason for this decline, other than the economy in general, is because of an increase in the number of distressed property sales.
- 20% of all South Lake Tahoe, CA 2008 home sales were distressed properties.
- 43.3 of all 2009 South Lake Tahoe, CA home sales are distressed properties.
- In other words, South Lake Tahoe, CA has 75% more distressed property sales this year than last.
