Good economic news comes with caution on jobs
This Associated Press article pretty much sums up where we are. It’s consistent with what we’ve been reporting for a while: where there are signs of economic life, which is essential for housing recovery, we won’t be in a growth phase until the US jobs market returns to better health.
Here’s a few points in today’s article:
- The economy is on the rise for the first time in more than a year.
- The economic indicator that matters most to the majority of families – stable, solid employment – is still lagging. Even though the economy is growing, more people will lose their jobs.

Prices Up, Confidence Down… but what about South Lake Tahoe?

A National Disconnect Continues… and its here too in South Lake Tahoe to some extent, but the forces are opposite.
We find this Wall Street Journal article interesting, yet it comes with no surprise. The main thrust of it is what we all know: rising unemployment continues to weigh on the housing market, even thought there are signs of both economic recovery and rising home prices in some parts of the country.
Lets look at the main points in the article, then we’ll look at current South Lake Tahoe market reality from that perspective.

- Real-estate prices increased for the fourth consecutive month. The S&P/Case-Shiller home price composite 20-city index rose 1.2% in August from July.
- Price increases come from lower mortgage rates and a push from the $8,000 federal first-time home-buyer tax credit that expires next month.
- The Case Schiller 20-city index, however, is down 11.3% from a year ago.
- The Conference Board on Tuesday reported that consumer confidence fell to 47.7 in October, the second fall in two months.
- The housing report showed a real-estate market that is slowly improving but is still a long way from healthy.

Home Sales Summaries for South Lake Tahoe, CA.
We’ve updated home sales summaries and Market Performance for South Lake Tahoe, CA.
The median sold price is $305,000. ( It was $300,000 a month ago.) This is based on all single family sales in South Lake Tahoe, CA in the last 180 calendar days (Tahoe Keys homes not included).
The median sold price for the last 365 days is now $319,000. (that same number was $320,000 a month ago)
The key contributing factor to South Lake Tahoe decline in home prices is the effect of foreclosed home sales on the real estate market.
Since the first of this year, we have seen an increase in the percentage of both foreclosed homes sold and those in escrow. Of all homes sold in South Lake Tahoe in 2008, about 20% of them were in foreclosure.
- At present 40.3% of South Lake Tahoe 2009 home sales are distressed properties (compared to 20% of all 2008 home sales).
- Of the 97 homes currently in escrow, 56 (57.7%) of these are also distressed sales (either foreclosures or short sales).
