Here’s what this information tells us about current market conditions in South Lake Tahoe, CA: (with  214 sales, please refer here for more sales data.)

  • The Median Sold Price for homes sold in 2009 is $315,000.
  • It was also $315,000 ,a month ago, and the month before that, and the month before that. (indicating stabilization)
  • 37.4% of all 2009 sales are either bank owned properties or short sales (which is why the price is so low). (It was 40.1% a month ago.)
  • The Average Original List Price is $434,351.
  • The Average Sold Price is $364,322.
  • The difference between Average Original List Price and Median Sold Price is $70,029, or 16.1%.
  • Average Days on Market is 166.
  • Average Price Sq. Ft. is $228.
  • The average size is 1,664 sq. ft.
