Snagglepuss Sighting in the South Lake Tahoe Sierra

This one is a little different. The last wild animal we reported had to do with the sighting of the rare, Sierra Mountain Jackass. Chameleon in nature, with some shape shifting prowess, those Sierra jackasses, the one we reported on took the form of a real estate agent… who had lost his way (here).

A mountain lion sighting is also rare in these parts, and this one is a real mountain animal, rather than a metaphor we’re using in a satire.

Here’s the article in full that we got off the Associated Press via our local newspaper, The Tahoe Daily Tribune:

Heavenly Mountain Resort has posted warning signs around its California lodge after resort workers spotted a mountain lion twice in the past 10 days.

The sightings occurred in the vicinity of the resort’s Roundabout run, said Heavenly spokesman Russ Pecoraro.

That area is U.S. Forest Service land and is open to the public for hiking in the summer, Pecoraro said.

The Forest Service provided Heavenly with mountain-lion warning signs, which have been placed in three spots around the California lodge.

Forest Service spokeswoman Cheva Heck said the mountain-lion sightings are likely related to the migration of mule deer, which are now moving through the Lake Tahoe Basin.

"Where the deer are, mountain lions follow," Heck said in an e-mail.

The deer return to the Carson Valley in the winter and most of the mountain lions follow them.

"However, Forest Service biologists on the Lake Tahoe Basin Management Unit say we probably have a few year-round resident males," Heck said, adding that people do spot the lions on occasion.

The Forest Service offers the following safety tips for those venturing into mountain lion territory:

- Do not hike alone. Go in groups, with adults supervising children. Avoid dawn and dusk excursions.

- Keep children close to you. Animals seem especially drawn to children; keep children within sight at all times.

- Do not approach a lion. Most mountain lions will try to avoid confrontation. Give them a way to escape.

- Do not run from a lion. Running may stimulate a mountain lion’s instinct to chase. mountain lion’s natural prey. – Do all you can to appear larger. Raise your arms. Open jacket if wearing one. Pick up small children. Wave arms slowly and speak firmly in a loud voice.

- Fight back if attacked. Mountain lions usually try to bite the head or neck; try to remain standing and face the attacking animal.

Buying, Stabilization and Market Growth… worthy of comment.

Good Real Estate news comes before market growth.Recent National News is the beginning of the Change. Sooner or later will come Growth (higher prices and interest rates)!

A corner has been turned, so says both the Fed, economists across the country and the news media. We report this because it’s true, and it effects all of us. We don’t report this as a means to create urgency for people to buy, though of course we like it when they do.

In the past month we have seen an increase in buying activity, however. We are certainly talking to more buyers now, showing more houses. The steady stream of better economic news is the cause of that.

As the South Lake Tahoe real estate market further solidifies, we will see a period where both demand and prices are rather flat. This could last years, as it has in past decades, or it may last only throughout the winter. Nobody knows.

If one is interested in buying a home here, now is a good time. By that we mean we are at the threshold of a unique confluence of factors, all advantageous to a buyer. Prices are down 30% from their high, interest rates are historically low, there is an abundance of choice, and some sellers have actually come to accept current market reality.

This too will eventually change, either sooner or later. The remarkable confluence that characterizes our market now will give way to another market reality. Like it always does.

The thing that will change the current buyers advantage in our market the most , and the quickest, is growth. With that will come a rise in interest rates; count on it.

Growth will also catalyze home prices to inch up again, which they will so do slightly at first, then more so as consumer confidence increases.

Additionally, growth will restore both Seller confidence, and seller rigidity as to their price. Because one of the main characteristics of the second home buyer is financial credibility, we consistently deal with sellers who lack financial incentive to price their home according to current market reality in the first place. When dealing with a resort market in general, this is always something to consider.

This is the television station to watch to get all of the inside scoop about what’s happening in South Lake Tahoe. Sometimes they are so good, this little local station does bigger and more timely reporting than all the rest.

This is exactly what happened when we had the terrible fire a few years ago. It was K-MTN that had the real, on the scene news, and this is where our eyes were glued to see what might be happening to any of our clients houses that were in the burn areas.

K-MTN is found on channel 9 in South Lake Tahoe, and channel 19 in Tahoe Paradise and Meyers.

Jobless Claims Drop

Associated PressEvidence that job layoffs are starting to ease.

We keep discussing this one, and its important. It’s our belief, and those of a lot of economists that are a lot smarter than us, that housing industry rebound is tied to the jobs market. While we are seeing signs of stabilization, or the proverbial bottom, growth, which is fueled by consumer spending, will not occur until people are confident they won’t lose their job.

Here’s the key points to the Associated Press article:

  • The number of newly laid-off workers filing claims for jobless benefits dropped last week.
  • This is evidence that layoffs have eased.
  • Employment figures remain above levels associated with a healthy economy, and analysts expect the unemployment rate to keep rising.

New Homes Sales Up… what about South Lake Tahoe?

Associated Press: New Home Sales Up 9.6%July new US home sales up 9.6 percent!

The word "recovery" as it relates to the U.S. economy, and especially the housing industry  was something we didn’t see in the news a month ago, at least not within the context of anything positive.

Not only are we seeing "recovery" almost daily now, but we’re also seeing phrases like "we’ve turned a corner", "monthly increases", "better than expected" and "the housing market is climbing back." (in the article today we see the word "surge"… we like that!)

To be sure, we’re also seeing the word "slow" and "caution" in these news reports too. The point is though, we’re seeing signs of a return out of the economic abyss that scared the hell out of all  of us not so very long ago. And that is good news indeed.

Yesterday’s new home sales report is yet another sign in a recent series of reports about how things are becoming more stable.

As we’ve recently discussed, first comes stability, then comes growth. When growth appears, it’s in the form of increased demand. As demand equals then surpasses supply, value will rise. That is the nature of any housing industry recovery.

Here’s the  bullet points of the Associated Press article about New Home Sales, then we’ll look at new home sales in South Lake Tahoe.

Sales of new U.S. homes surged 9.6 percent in July.

This is another sign the housing market is climbing back from the historic bottom it reached early this year.

  • Driven by falling prices, the increase was greater than expected.
  • Sales are now up more than 30 percent from the bottom in January.
  • Sales are still off nearly 70 percent from the frenzied peak four years ago (No surprise there, sales are always less than when they were the most. article about that here)
  • Last month’s sales pace was the strongest since September and exceeded the forecasts of economists.
  • Buyers are taking advantage of the $8,000 federal tax credit for first-time owners.
  • The real estate industry is pressing Congress for continuation of that tax credit.
