Where the South Lake Tahoe Real Estate Market is…Depends on Your Point of View!

Is the highest we have ever been the best perspective to look at upon South Lake Tahoe?
This one really gets us, and we think its relevant. Why is it that one measures how a real estate market is doing by always comparing it to the best it has ever been? Think about that for a second before we continue.
Yes its true, and we think it’s dumb, or at least misleading, but one still measures a market from its apex, never from its norm. For example, we all know that 2004 and 2005 was the best real estate market the nation has ever seen… both in terms of price and demand. The proverbial top of that mountain was electrifying, giddy; the market was really, and abnormally, cooking.

Thinking about the Bottom of the Market in South Lake Tahoe?

Looking for it in South Lake Tahoe, or anywhere else, is an impossible find!
CNN has an opinion that applies to trying to find the bottom of a real estate market: it’s impossible! That’s especially true here in our South Lake Tahoe real estate market. We’ve posted about the market bottom frequently, but its something that can’t be tracked… until after it has already happened, and here in South Lake Tahoe a market bottom has historically been a leveling off, or stabilization, rather than an observable dip.
The best way to determine if the South Lake Tahoe market has stabilized is to track the median sold price over time, plus demand (or absorption rates) and inventory. We consistently provide this information for you in our reqular market reports (here and here.)

Preserving Important Lake Tahoe History with Care and Conscience
The North Lake Tahoe Historical Society was founded in 1969 and incorporated in 1971 by a group of concerned citizens who were passionate about Lake Tahoe history, and its preservation. Their first major project was to preserve the historic Gatekeeper’s Cabin, then to rebuild the structure as a museum after it was destroyed by arson fire in 1978. The Gatekeeper’s Museum opened in 1981. In 1992, the collections were expanded by the donation of the Marion Steinbach Indian Basket collection. The mission of NLTHS is the preservation, presentation and interpretation of Lake Tahoe history. NLTHS comprises 3 museums with over 3,000 square feet of display space. The Gatekeeper’s Museum sits on the site of a known Washoe Indian campsite.

Watching Meteors in the South Lake Tahoe Sky

South Lake Tahoe Meteor Season is Now Upon Us.
Living in LA for so long had us wonder. With the nighttime sky so bright from all of the city lights, one often wondered if the stars were still there. We certainly couldn’t see them. (One could see the flashing lights of ever present helicopters patrolling the city, but that was pale in interest compared to Orion.)
When we moved to South Lake Tahoe, that first night that we were here in our home, a most wonderful thing happened. Sitting there on our deck, the sky was dark, black, and the stars shined magnificently. Order was restored in the world.
We’ve been here 8 years now, and we still don’t take the wonder of the night sky for granted. Every night, even if its just for a moment, I walk out on the deck and marvel at the sky. Sometimes we even sleep out there, just to be under the stars.
Well, don’t you just know it; it even gets better than that. We actually have a meteor watching season up here at the Lake, and it’s upon us know. In entirety, here’s an article out of the Nevada Appeal via the Associated Press about watching meteors in South Lake Tahoe.

Song of the Day: A Hobo, a Baseball Player, a Boxer, a Bluesman

"Parchman Farm Blues" by Bukka White
Like Son House who somewhat proceeded him, Bukka White also called Parchman Farm his home for a while, and also like other bluesmen who "stayed" there too, one suspects that if they actually did call it home, he did so reluctantly. (He inherited the name "Bukka" because his first record company misspelled his first name, which he didn’t like.)
Influenced by Charlie Patton’s music (he may have only met him once), Bukka had a distinctive voice and guitar style. Given his first guitar on his 9th birthday, probably by his father, a railroad worker and part-time musician, Bukka was a champion of the National Steel Guitar. At about the same time as that famous recording session with Patton, Son House and Willie Brown in Grafton, Wisconsin, Bukka first recorded in Memphis in 1930.
Like all early bluesmen, the great depression affected record sales, ranging from few if any to none. If a bluesman were good enough, and lucky enough, to have made a record, well… they still had to somehow scratch out a living in a dismal time. Bukka "hoboed" around the country, playing parties and dances when he could. Because of the intensity of his musical rhythms, Bukka was known as a "breakdown" artist, which meant that folks dancing to him would break down the floors of the shacks where he played.
Throughout the mid ’30′s, Bukka also played simi-pro baseball in the Memphis Negro leagues and boxed professionally as well. He must have been a formidable pugilist, because after a brawl, Bukka was charged with assault, from which he served 2 years at Parchman Farm. If anything good came out of that, it was a place for a lot of guitar practice, and the inspiration for the song Parchman Farm Blues.

Looking for Nuggets in an Interest Rate Article

There’s Housing Industry Gems to be Found… if One is Looking.
Prospects continue to be promising for the US housing industry. That’s what we got this am looking at an article from CNNMoney.com about interest rates. It was the headline that got my attention: "Fewer mortgage applications as rates rise."
Not to be alarmed though, interest rates are still astoundingly low, they still fluctuate like they always have, and whatever the "rise" that CNN talks about in this article is still under 5.5%, and still more than a point lower than it was a year ago.
The article also states that today’s interest rate is "sharply" higher than its all-time low (5.36% v. 4.6%), which is ridiculous reporting: the article could have just as easily stated that we’re still "dramatically" below the 6.63% it was in 1981.
Today’s interest rates, though, are not what we found most interesting in this article. What did are its following bullet points below:
