Update on The Auction You Can’t Refuse

The Auction You Cant RefuseMajor Funding Event for Stateline, NV Elementary, Middle and High Schools

As some of you may know I got "volunteered" to help our local schools orgainze one of the major fundraisers. And I’m glad I did. It’s a lot of work  putting this event together, and I’ll continue updating our progress, but whats so much fun is we really are doing something of real value for each and every child in our schools.

I’m also meeting more school staff, teachers and parents than I would ever otherwise, and this has been, and continues to be a great joy for me, Gary and our families.

Here’s a piece we put out yesterday to all parents who have children in grades K-12, and the staff at each school as well.

If you are here, support the event, buy tickets and come. If you’re afar, well… the last time I mentioned this event here a guy who read about it in Austin, Texas, who not only has no child at our schools, but none on the planet (that he knows of) donated $500 to our schools, and he’s flying in for the event as well.

This certainly begs the question "if somebody in Texas, with no dog in the hunt so to speak, can donate $500 to our schools, what about you?"

South Lake Tahoe Median Sold Price

Down 22% in last 180-days from the South Lake Tahoe 2007 High. (Down 29% in 2009 sales alone.)

The chart below indicates the South Lake Tahoe median sold price of home sales for the last two years.

As you may know, this is something we consistently track as one of the key indicators of South Lake Tahoe real estate market performance.

What’s different in the current climate of our real estate market is the effect that distressed sales (bank owned properties, or REOs, and short sales) has on overall home values. ($30,500 or 8%)

Sales of distressed properties are included in the current median sold price. They have also been included in every median sold price report we have done for the last two years, which are found in the chart below as well.

South Lake Tahoe, CA Real Estate Update: Foreclosure Report

South Lake Tahoe Home Foreclosure ReportThere is a Difference between a South Lake Tahoe home in foreclosure… and one that is not!

Because distressed property sales have had a meaningful effect on both South  Lake  Tahoe home sales and home values, we’re adding this new report to monthly update features on our real estate market.

What this report will focus on mostly is the difference between a home that has sold that is in foreclosure, and one that has sold that is not in foreclosure.  There are significantly different market trends and forces between them, and we think it’s important for you to know what they are.

These differences are so striking, we’re convinced we have a market within a market here in South Lake Tahoe. We also think it would be best if you thought so too, but we also realize that for some this could likely be rather academic.

It won’t be academic, though, if and when one is interested in taking advantage of increasingly good opportunities to buy a home here. One can not apply foreclosure forces on a house that is not in forclosure (study on this here).

For this report we’ll be looking at the chart below. Note there are three columns of statistics; one of all 2009 South Lake Tahoe home sales, one of all 2009 South Lake Tahoe foreclosed home sales and one of all 2009 sales that are not in foreclosure. It is in comparing these charts that the important differences between foreclosed home sales and those that are not become evident.

South Lake Tahoe, CA Real Estate Update: Home Sales in the last 365 Days

South Lake Tahoe Home Sales Update - Last 365 DaysHome Sales Summaries for South Lake Tahoe, CA.

We’ve updated your real estate home sales summaries and Market Performance for South Lake Tahoe, CA.

The median sold price has remained essentially the same as it was last month, $361,000. (It was $365,000 on Mar. 18th.) This is based on all single family sales in South Lake Tahoe, CA in the last 180 calendar days (Tahoe Keys homes not included). The median sold price for the last 365 days is now $375,000. (It was also that on Feb 18th.)

Perhaps the key contributing factor to the decline we have seen in overall value is the effect of foreclosed home sales on our market.

Since the first of this year, we have seen an  increase in the percentage of  both foreclosed homes sold and those in escrow. Of all homes sold in South Lake Tahoe in 2008, about 20% of them were in foreclosure.

In general the foreclosed home sold in 2008 was $70,000 less in value than a home that was not bank owned. It was also older by an average of 6 yrs, smaller by a range between 12% to 20% depending on price range, and in less desirable condition (review of study, here)

At present 42.9% of South Lake Tahoe 2009 home sales are distressed properties (compared to 20% of all 2008 home sales).

Of the 58 homes currently in escrow, 39% of these are also in foreclosure (down from 51% a month ago).

South Lake Tahoe, CA Real Estate Update: Escrow Report

South Lake Tahoe Real Estate Market Update: Escrow ReportAll South Lake Tahoe, CA Homes in Escrow… a few more than this time last year.

We have just updated the South Lake Tahoe Real Estate Market Escrow Report. There are 58 homes in escrow at present.

This is 15.1% of the current 385 homes on the market in South Lake Tahoe, CA. Throughout 2009 the percentage of homes in escrow has ranged from 9.5% to 15.1%. There were 11.7% of available homes in escrow at this same time last year.

Sparks on the South Lake Tahoe Housing Horizon.

Sparky, why have you left South Lake Tahoe for so long, and are you back now?Does this mean good news for our South Lake Tahoe real estate market?

We starting to see intermittent sparks on our South Lake Tahoe housing horizon. We won’t get too excited, and we certainly won’t call this a perfect storm, but there are a few undercurrent sizzles of encouragement, and you know these days we’ll take anything resembling healthy housing news we can get.

We don’t have our fingers crossed… yet, nor have we succumbed to the sway of Doubting Thomas, but the low spark of housing recovery has to start somewhere.

Here’s encouraging signs, and time will soon enough tell if this is it, or not. And in the meantime we’re sending out smoke signals for Sparky to stay.

Home Sales per Month in Stateline, NV area of South Lake Tahoe.

 

9 Home Sales in Stateline, NV area of South Lake Tahoe in the last 30 days is good cause for review

 Every now and then we like to take a wide look at where we are, and it was while we were just updated our Stateline, NV area of South Lake Tahoe housing demand that we got a bit of a surprise.

We haven’t had 9 home sales in a month in a while (6 months to be exact), and we haven’t had 9 home sales in the month of March since 2005.

 The chart below indicates the number of home sales per month in Stateline, NV of South Lake Tahoe since 2003.
