South Lake Tahoe: More Homes in Escrow than Usual in Stateline, NV?

What's up with 14 Homes in Escrow on  Stateline, NV side of South Lake Tahoe?

At first glance of homes currently in escrow on the Stateline, NV side of our South Lake Tahoe market, it seems that 14 of them is a lot more than one might expect… at this time of year… in this market. (full escrow report here)

It's not how many there are that's unusually different, it's the special conditions of the sale that are.

Stateline, NV area of South Lake Tahoe: Homes in Escrow chart.That there are more homes in escrow is  true, but only to an extent.; it's not that much more than usual. This time last year there were 11 homes in escrow in Stateline, NV, or 3 less than there are now. This time in 2007 there were also only 3 less homes in escrow than there are now. (see chart)

What's different is 9 out of the 14 homes that are currently in escrow are either bank owned properties (REO's) or short sales. This means that some 65% of the current Stateline, NV real estate activity are distressed sales.

Of the 131 homes in Stateline, NV that are currently listed for sale, 6 of these are also either bank owned properties or short sales. Based on what's in escrow now, its reasonable to assume that these 6 homes will have a greater chance of going into escrow quicker than the other 125 other listings on the market that are not distressed sales.
