About Lists of South Lake Tahoe Homes in Foreclosure

We’ve got one, but there’s things you need to know to stay on top of the South Lake Tahoe Foreclosure market.

First, the South Lake Tahoe, CA  foreclosure list has never been fully complete, or accurate. It should be, and our multiple listing service (MLS)  is just now making the "foreclosure field" on our search software mandatory to address the issue.

The key word here is "mandatory’, which means one can not mount a listing without that field being checked.  A great example of why this has become required, rather than "voluntary", is of the 70 foreclosure sales in South Lake Tahoe in 2008, 31 of them can be not be found without having to go through each of South Lake Tahoe’s 354 sales in 2008 by hand. (It takes about 8 hours to thoroughly do so.)

Our MLS committee met about this yesterday. It was then that a resolution passed to assure that all South Lake Tahoe foreclosure date will soon be as accurate as possible. (As accuracy of data is always a consistent issue for us, we joined the MLS committee the day before yesterday for the sole purpose to help see that this might be done. There are 13 members on the committee and all agreed.)

There will be some time before this new, mandated MLS change can be implemented, and until then, it’ll still be somewhat hit or miss to provide a complete list of all South Lake Tahoe foreclosures from the bottom to the top of the market. Nevertheless, here’s what you can do to get the most accurate foreclosure list possible right now:

1. We have a list of foreclosures now that we can send you.

  • South Lake Tahoe, CA is done now. We’ll crunch the NV side of our foreclosure market this weekend.
  • The list is in excel. If you can read that, perfect. If not, please include in your request that we give it to you as a pdf.

2. Each week we get an updated list of new foreclosures from our resources outside of the MLS.

  • This list only includes new foreclosures that occurred in the past week, and unfortunately it does not contain prior foreclosures on it. In other words its for the week only. (Sometimes there are no new ones, however.)
  • What this means is use our current foreclosure list as a base, and we’ll send the weekly updates to you until the new MLS changes have been completed. After that we can send you the most accurate, complete foreclosure list possible. (And it will be so much easier than it is now.)

3. Once you have identified a particular foreclosure you are interested in, or a range of  value where you are comfortable, we can then go through the MLS by hand to assure that  you don’t miss a thing.
