Ok, We Took a Day Off Anyway – But a Client was with Us!

We broke down and took a necessary day off on the Sunday before Memorial Day. To do so, though, we took a client with us. That made it a much more meaningful, guilt-free day away from our real estate practice. (See the post below about how hard it is for us to do this.)

Why it’s Hard for Us to Take a Day Off.

Our Clients, our Practice and this Blog is Always There.

One of the more difficult things we face as real estate agents is taking time off… and not feeling guilty about it. There is always something to do, and we’re always on call. That is the nature of our business. In addition, we’re also sole proprietors of our own “start-up”, which in this case means we’re still very much building our business, even after five years of success and experience in so doing.

We’ve just updated the Absorption Rates for our South Lake Tahoe, CA real estate market. We are still experiencing changes in our market, with a slight decline in demand and median sold prices. At present the market offers opportunity for Buyers, and for Sellers too who price their home within our current real estate market reality.

Stateline, NV Absorption Rates Updated: Buyers Rule in Today’s South Lake Tahoe Market.

Decline in Demand and Increase in Inventory creates Excellent Buying Opportunities.

We’ve just updated the Absorption Rates for our South Lake Tahoe, Stateline, NV real estate market. Here’s a bullet-point summary followed by a brief review about what this latest update reveals:

Summary:

  • Our Stateline, NV market is currently selling 6 homes a month.
  • This is a decline of about 3 sales per month compared to 6 months ago.
  • It will take 21.4 months to sell our current inventory at these current absorption rates.
  • This is an increase of 6 months of inventory compared to 6 months ago.

The Bottom Line:

  • It will take almost 2 years to sell what’s on the market now.
  • There are more homes on the market than will sell this year.
  • Almost 50% of our current listings will not sell anytime soon.
  • Motivated Sellers will increasingly represent Excellent Opportunities for Buyers.
