The beauty of Lake Tahoe has been well-known since its discovery in 1844. A major factor in that delightful aura is one of the world’s most enjoyable climates. It’s as though the weather gods have programmed the rain and sunshine, the snow and cold, to fit conveniently into the needs of those using the area.
Few places on earth can claim a climate of such great variety and year-round enchantment as ours. Four sharply defined seasons bring continual variety and change. Sunshine is the major ingredient of the Tahoe seasons.

Where Real Estate Information Comes From, Who Controls It, and Why.

Information about the South Lake Tahoe real estate market comes from these sources: two different Multiple Listing Services (MLS) and two different county recorder’s offices. Any other resource that provides real estate market information gets it from either of these sources. In our market the South Lake Tahoe, CA MLS is a function of our local board, The South Tahoe Association of Realtors. The MLS information for the Nevada side of our market is a combined service provided by two different boards, The Sierra Nevada Association of Realtors and the Reno Sparks Association of Realtors. The county offices that provide our local real estate information through their recorders are El Dorado County, CA and Douglas County, NV.

The most important thing one needs to learn about pricing a home to sell, or buy a home in today’s Lake Tahoe real estate market is information. It is king. Remember, price is set by the Seller, not by the listing agent. What a Seller needs to price a home properly is real information, and all of it. This goes for the Buyer as well. As we shall see below, all-of-the-information is probably much more than one might think.
